About the role

Suffolk is seeking a Project Manager who is bold, curious, innovative, and caring. This individual will manage and coordinate all necessary project resources and documentation throughout the entire project lifecycle, including budget, schedule, contractual requirements, agreements with trade partners, purchase orders, meeting minutes, and shop drawing logs. The role involves managing risk, insurances, work performance, quality, and team progress through consistent communication and collaboration with the owner and project team members.

Responsibilities

  • Lead and communicate with Suffolk Field Supervision, Subcontractors, and Vendors to align work with the Project Schedule.
  • Represent Suffolk with Owners, Architects, Consultants, Government Authorities, Vendors, and Subcontractors.
  • Administer financial aspects of the Owner’s contract, subcontracts, and purchase orders.
  • Build effective working relationships with clients and the Suffolk project team.
  • Project Start-Up: Review the general contract and documents, confirm budget setup and milestones, create a schedule of values and project logs, plan for safety and mobilization, and validate with team members.
  • Purchasing Process and Document Control: Maintain the buy schedule, write scopes of work, distribute and log subcontracts, write contract riders and purchase orders, ensure compliance with insurance requirements, review subcontractor references, obtain bonds, and manage project files. Oversee purchase and delivery schedules, change orders, shop drawings, document control logs, and correspondence.
  • Meeting Management: Attend and chair schedule and management meetings to monitor and manage the project.
  • Financial Management: Manage requisitions, payments, lien releases, project payroll, and cash flow, proactively communicating issues.
  • Project Closeout: Deliver manuals, consolidate project documentation, manage subcontractor closeout, transfer utilities, conduct owner training, and complete the punch list process. Deliver warranties, as-builts, and training to the owner.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, or a related discipline, with experience relative to project size/scope.
  • 5+ years of related experience.
  • Excellent business judgment, consistently achieving profitability objectives and strong project close-outs with client and subcontractor relationships in good standing.
  • Strong organizational skills and attention to detail, with a command of contract and legal provisions.
  • Ability to analyze and execute financial trade-offs, often with incomplete data or ambiguity.
  • Capacity to multi-task and handle competing priorities between business needs, organizational issues, and customer relations.
  • Judgment to escalate issues appropriately and a strong sense of urgency and initiative.
  • Excellent problem-solving skills and the ability to confidently take decisive action.
  • Leadership with excellent diplomatic and communication skills, able to resolve conflicts effectively.
  • Ability to manage and embrace change, adapting to new processes and perspectives.

Working Conditions

While performing the duties of this job, the employee is regularly required to sit for long periods; talk or hear; and use fine motor skills for keyboard, telephone, or writing. The employee is frequently required to stand, walk, and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception, and the ability to adjust focus. The work environment is primarily an office setting with quiet to moderate noise levels, with occasional job site walking.
