Project Manager

About the Role

The individual in this position oversees and directs all phases of project development. Communicates directly with contractors, designers, and other stakeholders concerning project cost, staffing, and scheduling. Prepares project status reports and ensures plans adhere to contract specifications.

Responsibilities

• Plans, directs, and coordinates activities of multi-project programs to ensure goals or objectives are accomplished within prescribed timeframes and funding parameters.
• Serves as the primary point of contact with the owner, architect, contractors, special vendors, consultants, and/or construction team, with direct report responsibility for the project.
• Maintains good business relations with all project team members.
• Reviews all plans and specifications during design phases, offering advice on systems, materials, construction feasibility, labor and material availability, time requirements, and cost considerations.
• Assists with the preparation and review of cost estimates during schematic, preliminary design development, and construction document stages, leading reconciliation efforts with the design team.
• Recommends disposition and monitors the timely resolution of all project claims and major change orders.
• Ensures thorough familiarity with project contractual requirements to guarantee proper interpretation and compliance by all parties.
• Reviews project billings to the client.
• Monitors project status for schedule, cost, quality, and procedures, taking corrective actions as needed.
• Manages the preparation of objectives and accurate periodic reports.
• Advises the client of project conditions that may hinder progress and recommends corrective actions.
• Assists and coordinates with construction, planning, and design efforts.
• Performs work safely and encourages compliance with safety rules and regulations, including the use of personal protective equipment.

Requirements

• Strong knowledge of program management, construction management, development, and construction marketing concepts, procedures, and terminology.
• Background in composing reports, proposals, technical correspondence, and documentation.
• Understanding of organizational structure and principles of supervision.
• Proficiency in word processing and spreadsheet software.
• Ability to read and understand construction drawings and documents.
• Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, or governmental regulations.
• Ability to write reports and correspondence.
• Ability to speak effectively before groups of clients and/or employees.
• Ability to define problems, collect data, establish facts, and draw valid conclusions.
• Ability to make independent decisions regarding engineering complexities and practices.

Qualifications

• Bachelor’s degree (B.A., B.S., or B. Arch) in Engineering, Architecture, Building Construction, or Business Management from a four-year college or university.
• 10-15 years of related experience and/or training, or an equivalent combination of education and experience.
• Ability to prioritize and coordinate multiple assignments and tasks for one or more projects.
• Strong verbal and written communication skills.

Skills

• Advanced knowledge of Microsoft Suite applications (Word, Excel, Outlook).
• Working knowledge of Contract Administration Tools.
• Advanced knowledge of Project Management, EVM (Earned Value Management), and WBS (Work Breakdown Structure).
• Mathematical skills, including probability, statistical inference, geometry, trigonometry, and practical application of fractions, percentages, ratios, and proportions.

Physical Demands

• Frequently required to sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; and talk or hear.
• Occasionally required to stand, walk, climb or balance, stoop, kneel, crouch, or crawl, and taste or smell.
• Must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds.
• Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment

• Occasionally works near moving mechanical parts, in high or precarious places, and in outside weather conditions.
• Occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, extreme cold, extreme heat, risk of electrical shock, and vibration.
• Noise level in the work environment is usually moderate.
