Project Manager Role

The Project Manager role involves overseeing and directing all phases of project development for one or more projects. Responsibilities include communicating directly with contractors/designers regarding project cost, staffing, and scheduling, preparing project status reports, and ensuring plans adhere to contract specifications.

Essential Duties & Responsibilities

• Plan, direct, and coordinate activities of multi-project programs to ensure goals or objectives are accomplished within prescribed timeframe and funding parameters.
• Become thoroughly familiar with contractual requirements of projects to ensure proper interpretation and compliance by all parties.
• Be the primary point of contact with the owner, architect, contractors, special vendors, consultants, and construction team with direct report responsibility for the project.
• Maintain positive professional business relationships with all project team members.
• Review all plans and specifications during all design phases.
• Leverage construction experience to offer advice regarding systems, materials, construction feasibility, availability of labor and materials, time requirements for procurement, installation and construction, relative costs, and value engineering.
• Aid in the preparation and review of cost estimates during the schematic, preliminary design development, and construction documents design stages and lead the reconciliation of those estimates with the design team.
• Recommend disposition and monitor the timely resolution of all project claims and major change orders.
• Manage the preparation of objectives and accurate periodic reports.
• Advise the client of project conditions that could hinder progress and recommend corrective actions to resolve problems.
• Work in a safe manner and actively encourage others to comply with safety rules and regulations, including wearing personal protective devices.

Required Qualifications

• Bachelor's degree in Architecture, Engineering, Building Construction, or Business Management
• 8 - 12 years of relevant experience; experience may be substituted for a degree on a year-for-year basis.
• Strong understanding of program management, construction management, and development
• Knowledge of construction marketing concepts, procedures, and terminology
• Knowledge of the organizational structure of H.J. Russell & Company
• Understanding of the principles of supervision
• Word processing and spreadsheet computer skills, including advanced knowledge of Microsoft Suite (Word, Excel, Outlook)
• Advanced knowledge of project management tools
• Ability to read/understand construction drawings and documents
• Ability to define problems, collect data, establish facts, and draw valid conclusions
• Ability to make decisions independently regarding engineering complexities and practices in individual field
• Ability to prioritize and coordinate multiple assignments and tasks for one or more projects
• Good verbal and written communication skills
• Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry
• Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
