Project Manager

About the Role

The Project Manager will work alongside the Project Director (PD) to oversee multiple residential, commercial, industrial, and institutional projects. This role involves frequent status reporting to the PD and close collaboration on managing project payment terms and collections.

Responsibilities

• Manages high-risk, high-exposure, and/or complex projects.
• Communicates professionally with customers, subcontractors, and insurance representatives.
• Provides technical explanations to clients, adjusters, consultants, and other stakeholders.
• Coordinates job starts and schedules appointments with customers and subcontractors.
• Executes Project Director instructions regarding project payment terms and collection of outstanding accounts receivable (A/R).
• Requests payment from customers upon substantial completion of work and when obtaining Certificate of Substantial Completion (COS) signatures in accordance with established payment terms.
• Alerts Project Director regarding next stages of payment as per established terms.
• Supports Project Director’s efforts in collecting outstanding project A/R.
• Coordinates work duties with subcontractors and field personnel, providing constructive feedback to ensure tasks are completed on time and within budget.
• Coordinates after-hours emergency services, including board-ups, water damage, fire, and smoke damage mitigation.
• Obtains all required city permits and inspections and/or certified documentation.
• Ensures compliance with OSHA, EPA, SCAQMD, and all applicable safety regulations.
• Assures compliance with Department of Transportation (DOT) regulations.
• Manages multiple projects simultaneously across a multi-location region.
• Uses Salesforce to manage projects, run reports, input and manage work orders, and forecast budgets, labor, and materials.
• Performs other related duties as assigned.

Requirements

• High School diploma or equivalent; some college is a plus.
• Minimum of three years of Superintendent experience in all phases of construction.
• Combination of commercial and residential experience is preferred.
• Proficiency in MS Office, Xactimate, and Salesforce.com.
• Structural building experience.
• Insurance restoration experience is a plus.
• Fluent in English (oral and written) with strong technical writing skills.
• Ability to effectively communicate in project reviews with internal staff, customers, and employees.

Certifications

• Current asbestos, lead, and mold certifications from a Certified State training provider as identified by OSHA.
• IICRC AMRT certification.
• Valid and current environmental physical enabling respirator use.
• OSHA 30-hour construction course certification.
• Current State Driver’s license.
• Forklift operator certification.

Work Environment

Primarily based in an administrative environment but requires frequent site visits. Work sites are typically dirty, dusty, and noisy, with uneven ground/surfaces, hazardous substances, and exposure to inclement or extreme weather conditions. Physical Demands

• Must pass an OSHA (HAZWOPER) medical surveillance physical examination and drug screening.
• Able to wear full and half-face respirators.
• Capable of lifting and carrying up to 50 pounds.

Travel Requirements

Some travel is required. Must be willing to work odd hours, weekends, and holidays as needed.

Additional Qualifications

• Positive attitude and strong work ethic with the ability to follow directions.
• Experience operating vehicles up to 26,000 GVW and truck-trailer combinations.
• Commitment to company safety policies.
• Legally eligible to work in the United States.
• Bilingual (English/Spanish) is encouraged but not required.
