About the role
The Project Manager 4 manages the overall project direction, completion, and financial outcome for assigned projects. This role requires business management acumen and demonstrates strong leadership, organizational, and time management skills, as well as strong communication and client service skills.
Responsibilities
- Practices implementation of Operation Zero and all Manhattan safety policies
- Leads Strategy for difficult Change Order Negotiations with Subcontractors
- Lead Claims Resolution
- Lead Procurement Process
- Oversee Procurement Efforts - Lead Preparation of Subcontracts/Bid Packages
- Oversee Project Close-Out
- Oversee Management Subcontractor Performance to Ensure Outcomes
- Oversight and Review of monthly Project Status Report
- Leads Risk Management Strategies on Projects
- Leads Strategy in Noticing the Owner to avoid risk-taking on the project for liens and claims.
Qualifications
- Bachelor’s Degree- Construction Management, Engineering or equivalent
- May substitute required education degree with related experience on a one-to-one basis
- 12 years of industry experience
- Proven ability to manage multiple projects in excess of $50 million
- Must have project experience in K-12 and institutional sectors. Healthcare project experience is a plus.
Skills & Abilities
- Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification
- Effective Communicator
- Computer knowledge and efficiency, including Microsoft Office products
- Proven experience in Manhattan document control and schedule software
- Thorough understanding of the industry
- Strong written and verbal communication skills
- Good math/accounting skills
- Strong management skills
- Functions effectively as part of a team
- Able to develop or maintain relationships with clients
- Able to maintain discretion and confidentiality at all times
