Responsibilities
- Oversee the day-to-day transactional side of project controls.
- Advising project executives, project managers, and project engineers on all cost issues, reports, and strategy.
- Developing project-specific strategies, processes, and procedures to address project needs as they evolve.
- Summarizing data from subcontractors for the project management team.
- Maintaining client relationships by meeting regularly with the owner's site-based project managers and the owner's project controls manager for financial reviews.
- Providing independent, objective advice to support the project team.
- Monitoring, tracking, and analyzing budgets and costs.
- Producing and presenting external monthly reports to the owner.
- Managing the change order process.
- Supporting and advising the project accountant at billing time.
- Checking and testing cost-related information and data.
- Providing on-site training (DPR best practices).
- Preventing and resolving disputes on-site.
- Producing the internal monthly status report.
- Overseeing subcontract account management.
- Forecasting, managing labor, material, equipment, and other non-allowable costs, and cash flow.
- Reporting to the owner on project metrics, graphs, tracking logs, and monitoring CMiC (project database).
- Ensuring governance and contract compliance.
- QC of final billing packages before submission to the owner.
- Managing, forecasting, and monitoring owner allowances and contingencies.
- Reviewing and identifying surplus funds or shortfalls in contract sums.
- Holding discussions with project executives and the owner regarding savings or shortfalls.
- Discussing schedule updates with scheduling resources and ensuring change orders are entered into the schedule.
- Assisting with developing and structuring document control.
- Assisting the PX in preparing notices under the contract.
- Devising or improving the project controls filing structure.
- Evaluating team members' training needs; setting goals and targets.
- Conducting technical meetings for internal and external representatives.
- Participating in staff appraisals.
- 10+ years of experience, including large, multi-phased construction projects.
- Proficient user of CMiC PM or similar project management software/cost database.
- Proficient user of Word and Excel.
- A good understanding of construction systems and sequences.
- Experience in managing teams or individual staff members.
- Good leadership, communication, and negotiation skills.
- Ability to chair and keep meetings on track.
- Technical and business writing skills.
- Knowledge of basic general contractor accounting practices.
- Working knowledge of construction insurances.
- General contracting experience required; owner experience an advantage.
- Complex external reporting.
- Mission-critical experience preferable but not essential.
- Guaranteed maximum price knowledge and practice.
- Mature client-facing ability.
- AIA contract knowledge.
- Bachelor’s degree, preferably in construction or engineering.
- PMP - optional.
- AACE membership - optional.
- Salaried position.
- Anticipated starting pay range: $180,000.00 - $235,000.00.
