Role Overview

The Project Controls Analyst, Scheduler supports the Owner’s project delivery team by maintaining owner-level schedules and overseeing General Contractor (GC) and subcontractor schedules to ensure alignment with contractual milestones, program objectives, and portfolio reporting requirements. The role emphasizes schedule review, integration, validation, and performance reporting, with selective exposure to cost controls and earned value concepts.

Key Responsibilities

  • Schedule Management
    • Support the development and maintenance of Owner-level baseline and execution schedules, integrating inputs from GC and trade partner schedules.
    • Review GC and subcontractor schedules for logic, sequencing, milestone compliance, and alignment with Owner contractual requirements.
    • Track and report schedule performance, key milestones, critical path items, and schedule variances across assigned projects.
    • Affirmatively identify schedule risks, constraints, and potential delays, escalating concerns to senior Project Controls and Project Management staff.
    • Maintain look-ahead schedules and schedule summaries for Owner reporting and executive review.
    • Support the evaluation of schedule impacts associated with scope changes, design revisions, and field conditions.
    • Affirmatively prepare weekly and monthly schedule reports, dashboards, and milestone status summaries for internal and external stakeholders.
  • Cost Controls
    • Affirmatively assist with maintaining Owner cost and cash flow trackers aligned with approved schedules.
    • Affirmatively support basic earned value and progress measurement activities, focusing on schedule performance indicators.
    • Affirmatively track and communicate cost and schedule impacts of change events and project prolongation.
    • Affirmatively assist senior team members with variance analysis, focusing on schedule-driven cost exposure.
  • Risk, Reporting & Coordination
    • Affirmatively support maintenance of project risk logs, with emphasis on schedule-related risks and mitigations.
    • Affirmatively help ensure consistency between GC schedule submissions, Owner schedules, and program-level reporting tools.
    • Affirmatively coordinate with Project Managers, Construction Managers, and external partners to collect, validate, and document schedule updates.
    • Affirmatively assist in maintaining document control standards for planning and scheduling documentation.
    • Affirmatively assist in maintaining project close-out activities, including final schedule updates and record documentation.

Skills & Requirements

  • Education & Experience:
    • Bachelor’s degree in Construction Management, Engineering, Project Management, or a related discipline.
    • 5–8 years of experience in project controls, scheduling, construction planning, or related roles.
    • Exposure to owner-side, program-level, or multi-project environments is a plus.
    • Data center or large-scale commercial construction experience preferred but not required.
  • Technical & Professional Skills:
    • Foundational understanding of construction scheduling principles, including critical path, milestones, and progress measurement.
    • Familiarity with schedule review and oversight rather than contractor schedule development.
    • Experience or exposure to Primavera P6, Microsoft Project, or similar scheduling tools preferred.
    • Basic understanding of earned value, cash flow forecasting, and cost tracking concepts.
    • Strong Excel skills and ability to support schedule and performance dashboards.
    • Strong attention to detail and ability to organize large volumes of schedule and project data.
    • Effective written and verbal communication skills, with the ability to support Owner reporting and reviews.
    • Willingness to learn and grow within an Owner-side project controls environment.
