Responsibilities
- Scheduling & Planning
- Develop, update, and maintain detailed project schedules using Primavera P6 and/or Microsoft Project.
- Perform critical path analysis and identify schedule risks.
- Track schedule performance and provide recovery plans when needed.
- Support baseline schedule development and time impact analyses.
- Cost Control & Forecasting
- Conduct weekly cost review meetings with project teams to verify quantities, cost reporting accuracy, and budget alignment.
- Identify required Job Cost Adjustments (JCAs), phase maintenance updates, and cost reallocations.
- Track project budgets, commitments, and actual costs.
- Enter budget adjustments in Viewpoint/Oracle.
- Prepare cost forecasts and variance analysis reports.
- Monitor subcontractor progress and payment applications.
- Affiliate in change order pricing, tracking, and impact analysis.
- Change Management Review
- Review Change Order Requests (CORs/PCOs) for validity and completeness.
- Ensure Pending Change Orders (PCOs) are actively managed and converted to Approved Change Orders (ACOs) in a timely manner.
- Review change orders prior to system interface for proper documentation, DOA compliance, and financial accuracy.
- Analyze change order impact on cost, schedule, and margin.
- Reporting & Performance Monitoring
- Prepare weekly and monthly project control reports.
- Maintain earned value analysis (EVM) metrics.
- Develop dashboards and KPIs for executive review.
- Support DSO tracking and revenue forecasting when applicable.
- Document UCOs per job each month.
- Risk & Compliance
- Identify potential cost and schedule risks.
- Affiliate in claims documentation and delay analysis.
- Affiliate in ensuring compliance with contract requirements (e.g., FDOT, public agency reporting).
- Data Management
- Maintain accurate project cost codes and WBS structures.
- Support ERP system integration (e.g., Viewpoint, Procore, SAP).
- Affiliate in ensuring data integrity across scheduling and accounting platforms.
- Job Setup & Budget Management
- Affiliate in ensuring each new job setup follows company standards and procedures to allow for accurate job costing and reporting.
- Review and interface project budgets to confirm alignment with bid-time data, including cost, profit, and contingency.
- Affiliate in validating cost code structures, WBS, and phase allocations prior to project launch.
- Affiliate in ensuring proper delegation of authority (DOA) compliance for budget and change approvals.
- Project Manager Oversight & Process Compliance
- Affiliate in ensuring project teams adhere to company project controls policies and procedures.
- Affiliate in providing training and guidance to Project Managers and field staff on cost reporting, forecasting, and billing best practices.
- Affiliate in serving as a resource to operations teams.
- Education: Bachelor’s degree in Construction Management, Engineering, Finance, or related field preferred.
- Experience: 3–7 years of experience in construction project controls, scheduling, or cost engineering. Experience on commercial, heavy civil, or infrastructure projects preferred. Experience with public agency projects (FDOT, municipal, federal) a plus.
- Technical Skills: Primavera P6 (preferred) or MS Project, Advanced Excel (pivot tables, lookups, financial modeling), Viewpoint, Oracle or similar ERP systems, Understanding of CPM scheduling and earned value methodology.
- Core Competencies: Strong analytical and problem-solving skills, Detail-oriented with high accuracy, Ability to manage multiple projects simultaneously, Strong communication skills (written and verbal), Ability to work cross-functionally with project managers and accounting.
- Preferred Certifications: PMI-SP or PMP, AACE (CCP or PSP), OSHA 30
