Preventative Maintenance Technician I

Responsibilities

• Perform general and preventative maintenance repairs in multi-family residential communities, operating building systems and related equipment to meet Liberty Military Housing’s quality standards.
• Replace A/C filters, screens, unclog drains, replace lamps; prepare and paint walls, ceilings, and trim.
• Test the function of all appliances; install doors and hardware.
• Perform preventative and routine maintenance repairs on building systems and appliances, including electrical, plumbing, painting, appliance repair, and HVAC, with guidance as needed.
• Apply basic skills in two or more trades (electrical, carpentry, plumbing, HVAC, painting, carpet care, general appliance repair) to maintain homes and community areas.
• Complete routine service repairs and preventative maintenance in homes, common areas, and grounds.
• Complete maintenance work on vacant homes within LMH standards.
• Participate in routine inspections (e.g., QC, move-in, preventative maintenance, machinery, appliance).
• Report maintenance concerns for homes, community, or common areas to supervisors.
• Maintain and update assigned service requests using Yardi Mobile until completion.
• Demonstrate safe use of standard hand and power tools, equipment, and machinery.
• Comply with OSHA safety regulations, local health and safety laws, and LMH Standard Operating Procedures and Policies.
• Follow safe work practices for all trades, including Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, ladder safety, and working from elevated surfaces.

Requirements

• One or more years of related maintenance experience preferred.
• Beginning-level understanding or experience in two or more basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, or appliance repair.
• Working knowledge of appliances.
• Competent skills in operating small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
• Ability to effectively communicate and interact with co-workers, managers, vendors, or residents to exchange information or provide work direction.
• Basic computer skills (able to operate a mobile device or PC).
• Valid driver’s license; ability to operate a motor vehicle (personal or company vehicle, or electrical cart).
• Ability to travel to other regional locations for work, training, meetings, or other work-related activities.

Physical Requirements

• Ability to independently lift/carry supplies or equipment up to 65 lbs.
• Frequent reaching, stooping, bending, and kneeling; extensive walking and standing.
• Ability to climb up and down stairs/ladders.
• Work involves exposure to extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises.
• Willingness to work in indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.
• Ability to safely and successfully perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting productivity standards.

Pay

$20.00 - $22.00 per hour.
