We are a well-established design-build general contractor seeking an experienced Preconstruction Manager to lead the front-end planning and coordination of complex construction projects. This role is critical in shaping project success by aligning owners, designers, and trade partners early in the process to ensure accurate budgeting, efficient scheduling, and smooth transitions into construction.

Responsibilities

  • Lead the preconstruction phase for multiple commercial projects from conceptual design through GMP or lump-sum pricing
  • Develop and manage detailed cost estimates, budgets, and value engineering options
  • Coordinate closely with owners, architects, engineers, and internal operations teams to align scope, schedule, and cost
  • Oversee constructability reviews, risk assessments, and design development milestones
  • Prepare and manage bid packages; lead subcontractor outreach, evaluation, and leveling
  • Collaborate with project teams to ensure a seamless handoff from preconstruction to construction
  • Support schedule development in coordination with project management and field leadership
  • Provide clear, professional presentations to clients and internal stakeholders

Requirements

  • 7+ years of experience in preconstruction, estimating, or project management within commercial construction
  • Proven experience leading preconstruction efforts on mid-to-large scale projects
  • Strong understanding of construction means and methods
  • Ability to interpret architectural and engineering drawings and specifications
  • Experience working with subcontractors across multiple trades
  • Proficiency with estimating and project management software (specific platforms not required)
  • Excellent communication, organization, and leadership skills

Pay

$100,000 - $150,000 per year
