Preconstruction Manager - Commercial

About the role

The Preconstruction Manager will work on negotiated commercial projects within the healthcare, advanced technology, higher education, life sciences, and corporate office markets.

Responsibilities

  • Handle the project from first estimate all the way through subcontracts being formalized.
  • Look beyond given information, ask the right questions, and provide a complete project cost evaluation.
  • Collaborate with architects, engineers, owners, and subcontractors as a passionate advocate for customers.
  • Provide innovative solutions to complex issues related to cost, lead-times, trade partners, and specified products or materials.
  • Make reliable cost predictions and be comfortable estimating across all scopes of work.
  • Prepare detailed conceptual cost estimates and conceptual cost studies from schematic or feasibility-level documentation.
  • Develop variance summaries between estimates and value engineering studies throughout the project's evolution.
  • Assemble a complete presentation-worthy estimate package that clearly communicates project cost.
  • Collaborate with the project team to establish necessary instructions to bidders, trade-specific clarifications, and comprehensive bid packages.
  • Lead the bidding process, including soliciting bids, communicating with bidders, evaluating subcontractor proposals, and using bid tally sheets.
  • Make subcontractor award recommendations and negotiate and finalize subcontracts with trade partners.
  • Participate and often lead the preparation and presentation of cost/budget information to the customer/owner.
  • Engage and develop business with new and existing customers.
  • Lead the preparation and presentation of cost/budget information to the customer/owner.
  • Lead and facilitate value engineering sessions with the project team and design team.
  • Be a key participant in request for proposal responses (RFPs) and the formal presentation for a project.
  • Review and understand construction contracts, identifying key insurance and damages clauses.
  • Manage and motivate project teams during the preconstruction phase of a project.

Qualifications

  • Flexible, detail-oriented team player with the ability to manage multiple tasks, produce quality work, and meet deadlines.
  • Excellent listening and strong communication skills, with creative and innovative approaches and solutions on a project-by-project basis.
  • Able to identify, adapt to, and resolve complex issues effectively.
  • Effective participation in team environments, both externally and internally.
  • Proficient in Microsoft Office Suite, estimating software (WinEst, Timberline or similar), take-off software (On-Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management software (CMiC or similar), and scheduling software (Primavera or similar).
  • At least 8+ years of experience as a commercial construction estimator, preferably within the healthcare market.
  • Bachelor’s degree.
  • A strong work ethic and a "can-do" attitude.
