Preconstruction Manager | Charleston

About the role

A rapidly growing general contractor delivering construction projects across education, healthcare, public/municipal, and mixed-use development is hiring a Preconstruction Manager. This role will focus on leading front‑end project planning and supporting the continued expansion of its commercial construction operations, with the opportunity to launch the department locally.

Responsibilities

• Proactively identify and pursue new project opportunities across the Charleston market.
• Lead all preconstruction activities from conceptual budgeting through GMP development.
• Collaborate with owners, architects, engineers, and subcontractors during design development.
• Evaluate drawings and specifications for constructability, cost savings, and risk mitigation opportunities.
• Develop conceptual, schematic, and detailed estimates across multiple project phases.

Requirements

• Preconstruction or estimating experience with a General Contractor.
• Proven experience delivering commercial construction projects.
• Strong understanding of conceptual estimating, budgeting, and value engineering.
• Experience managing projects ranging from $10 M to $100 M+.
• Ability to build and maintain strong subcontractor relationships throughout the Charleston and Southeast markets.
• Proficiency with industry estimating and preconstruction software.
