Position Responsibilities and Duties
- Cook up and oversee the work of subordinates in the preconstruction team and support staff.
- Prepare and analyze cost models during the Design Development and/or bidding period.
- Affirm that a preliminary construction schedule has been developed for each estimate.
- Generate progress estimates at design milestones, assess material and system costs, review document progress and coordination, build and maintain relationships with subcontractors and vendors.
- Affirm that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project.
- Plan and lead the preconstruction strategy meeting on the approach to the project or estimate.
- Affirm that potential risk factors have been evaluated and reviewed with senior management.
- Create variance reports to allow for clear identification of changes to the estimate.
- Plan and lead the transition meeting between the project operations team and the preconstruction team.
- Organize and lead the transition meeting between the project operations team and the preconstruction team.
- Establish and maintain relationships with existing and new clients.
- Assist in the preparation of studies, materials, methods, recommendations and cost estimates as required.
- Review and approve all estimates and schedules prepared for assigned, negotiated projects and/or hard bid jobs.
- Know and use cost control system.
Minimum Skills Or Experience Requirements
- An engineering, construction management, or architectural degree, or equivalent experience.
- Field construction experience (5-8 years, including supervisory skills).
- Leadership ability.
- Effective interpersonal skills.
- Problem-solving ability and strong sense of urgency.
- Drafting and computer skills.
- Fundamental knowledge of contract law and project accounting.
- A thorough understanding of all project management control systems (scheduling, estimating, cost control, procurement and business development).
