About the role
The Preconstruction Manager will work on negotiated commercial projects within the healthcare, advanced technology, higher education, life sciences, and corporate office sectors. Key responsibilities include:
Responsibilities
- Handling the project from initial estimate through subcontractor award.
- Providing a complete project cost evaluation by asking the right questions and working with various stakeholders.
- Collaborating with architects, engineers, owners, and subcontractors to ensure smooth project execution.
- Developing and presenting detailed cost estimates and variance summaries.
- Preparing comprehensive bid packages and making subcontractor award recommendations.
- Leading the preparation and presentation of cost/budget information to customers/owners.
- Engaging in RFP responses and formal presentations for projects.
- Managing and motivating project teams during the preconstruction phase.
Requirements
- Experience as a commercial construction estimator, preferably within the healthcare market.
- Bachelor’s degree.
- Excellent listening and communication skills.
- Ability to identify and solve complex issues creatively and innovatively.
- Proficiency in Microsoft Office Suite, estimating software, take-off software, BIM tools, project management software, and scheduling software.
- A strong work ethic and a “can-do” attitude.
Qualifications

- Strong computer skills in estimating software, take-off software, BIM tools, project management software, and scheduling software.
- Experience in preparing detailed conceptual cost estimates and conceptual cost studies.
- Knowledge of unit costs and their impact on construction cost.
- Ability to prepare detailed instructions to bidders and communicate effectively with subcontractors.
- Experience with the bidding process, including soliciting bids, evaluating proposals, and negotiating subcontracts.
- Understanding of construction contracts and key insurance and damages clauses.
- Leadership experience in request for proposal responses and project presentations.
