Preconstruction Manager
Pre-construction Manager Role Summary
Deliver conceptual, schematic and design development level estimating, negotiated project final pricing, as well as competitive (hard) bid pricing to be delivered under various contract delivery methods. Preconstruction Process Develop detailed estimates from preliminary documents (Concept, Schematic, Design Development) issued by clients. Communicate regularly with our clients:
- Attend scheduled meetings to gain a better understanding of client needs.
- Attend pre-bid meetings and site visits.
- Hold budget review / scope meetings.
- Communicate industry pricing and supply chain trends.
Responsibilities
Capture and compile a complete response to Request for Proposals (RFPs).
- Captain and lead individual budgeting efforts supported by the Preconstruction Department staff.
- Hold internal budget kick off meetings.
- Hold scope, coverage, and check-in meetings.
- Ensure proper subcontractor pricing coverage.
Generate and execute winning strategies to differentiate Plano-Coudon from our competition. Identify strategies to increase project profitability. Coordinate with Architects and Design Professionals throughout the budgeting phase.
- Generate RFI's
- Suggest value engineering/cost savings suggestions
- Identify missing information on issued documents
- Perform constructability reviews
- Attend design meetings
Perform quantity take-offs and in-house pricing. Populate trade bid tabs and leveling sheets. Identify gaps in trade scope to be covered with in-house pricing; provide in-house estimates as needed. Identify and document qualifications and clarifications required for each submission. Write Scopes of Work for subcontractors. Utilize estimating software to prepare bids and budgets.
Other Duties
- Collaborate with Director of Preconstruction and peers on improving the overall processes and procedures of the Preconstruction Department.
- Help update and maintain project deliverables and other technologies.
- Maintain a list of prequalified subcontractors, suppliers and vendors.
- Identify and solicit new subcontractors, suppliers and vendors for bids as needed.
- Remain knowledgeable of the marketplace to ensure adequate subcontractor, supplier, and vendor database.
- Mentor less experienced estimating personnel.
- Work in a collaborative team environment, both within the preconstruction group and the company.
Minimum Qualifications
- 7+ years' experience estimating for commercial and institutional construction projects.
- Experience using take-off software.
- Ability to write, modify, and collaborate on specific scopes of work.
- Working knowledge of the subcontractor market in the DMV/Baltimore region.
- Comfortable working with and presenting deliverables to clients.
- Collaborative team player who can also work independently.
- Motivated to put together winning bids with a competitive mindset.

Compensation
- Base salary - $95,000 - $130,000

Work Environment, Equipment, and Physical Demands
- Typing and viewing of a computer screen required.
- Occasional off hours work as needed.
- Occasional bending, crouching and stooping throughout the day.
- Some light lifting of up to 25 pounds may be required.
