Preconstruction and Delivery Strategy Manager
Key Responsibilities
- Develop project CAPEX estimates and validate investment assumptions
- Maintain benchmark pricing and estimating standards across the portfolio
- Monitor regional construction cost trends and escalation factors
- Support portfolio-level capital planning and business case development
- Develop development and preconstruction schedules
- Perform constructability reviews and execution planning
- Lead value engineering initiatives and risk assessments
- Support logistics planning and long-lead procurement strategies
- Maintain regional construction metrics, labor intelligence, and contractor benchmarks
- Track market conditions, material escalation, and supply chain risks
- Develop databases for historical project costs, schedules, and contractor performance
- Provide executive insights on market trends and delivery risks
- Develop and maintain relationships with GCs, trade partners, and key consultants
- Evaluate contractor capacity, capabilities, and regional market presence
- Establish preferred partner networks and procurement strategies
- Support early engagement and buyout planning for major project scopes
Skills & Requirements
- Minimum Qualifications: Bachelor’s degree in Construction Management, Engineering, or related field or equivalent experience, 10–15+ years of experience in preconstruction or construction management, Strong knowledge of cost estimating, scheduling, and risk management, Experience with contracts, procurement, and supply chain strategy, Strong communication and leadership skills
- Preferred Qualifications: Experience supporting hyperscale, mission-critical, or large-scale industrial developments, Experience with GC preconstruction processes, estimating, and delivery strategies for data center or mission-critical developments, Strong analytical and TCO modeling capabilities, Experience driving process improvement and innovation
