About the Role
As a Community Manager, you will provide strong leadership and management direction on behalf of the Board of Directors and FirstService Residential. This position oversees the entire operation and consistently adheres to and executes the mission and vision of the Board and community. The role serves as a single point of contact, enhances communication, and ensures effective oversight of staff and operations. You will have sole responsibility for the day-to-day operations, legal compliance, and overall oversight of the association and staff.
Responsibilities
- Provide leadership and direction in developing short-term and long-range plans.
- Develop recommendations for goals and action plans to achieve Board objectives and lead annual goal setting.
- Review organization structure, job descriptions, and functions; make recommendations to the Board as needed.
- Partner with public, private, and volunteer organizations to provide community services when necessary.
- Support the activities of various Board sub-committees.
- Maintain knowledge of all Community Governing documents and provide recommendations on revisions.
- Ensure seamless connection between the Board of Directors and committees.
- Provide community leadership and guidance to address homeowners' needs or desires.
- Create and implement the annual working budget in partnership with the Board, subject to approval.
- Monitor and report on the monthly financial position of the association.
- Provide leadership during Board of Directors meetings, including agenda support and written/oral reports.
- Summarize meeting priorities with appropriate follow-up.
- Recruit, hire, train, and supervise all community staff in accordance with the documented management plan.
- Work closely with local emergency organizations to maintain established emergency and community evacuation plans.
- Confer with other departments, divisions, and outside agencies, including community groups and organizations.
- Identify, develop, and implement programs to meet community needs.
- Assess and monitor community needs, identifying opportunities for improving service delivery and developing new programs.
- Attend and participate in professional group meetings to stay abreast of trends and innovations in community management.
- Maintain on-site visibility throughout common areas and facilities.
- Ensure understanding and adherence to all agreements for corporate implementation.
- Ensure compliance with the master calendar, maintenance calendar, association budgets, and subsidy programs.
- Review corporation policies on an ongoing basis to ensure compliance with civil code, declaration, and other governing requirements.
- Perform building inspections of interior and exterior properties and prepare action plans for opportunities.
- Ensure due diligence for the protection of client funds, property, and assets against reasonably foreseeable contingencies or losses.
- Maintain regular attendance and punctuality.
Qualifications
- Bachelor's degree in business or a related field from an accredited college or university, and three years of experience in Property Operations, Hospitality, or Construction; or an equivalent combination of education and experience.
- Must have any state-specific certifications and licenses, or they are preferable if not required by the state.
- A minimum of seven years of successful community management experience or equivalent professional experience in a related field, with at least four of those years responsible for staff with varied expertise and backgrounds.
- Management experience in a small or medium-sized organization, including responsibility for more than one functional department or division, is preferred.
- Understanding of physical building management, Condominium law, financial planning, and laws affecting property management.
- Valid Driver’s License and State Mandated Vehicle Insurance.
- Commitment to obtain CPM, PCAM, ARM, or AMS designations or equivalent.

Physical Requirements
- Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, and carrying objects up to 25 lbs.
- Must be able to climb several flights of stairs if necessary.
- Must be able to sit and stand for extended periods.
- Must be able to communicate effectively both on the phone and in person.
- Finger dexterity required for typing and using a keyboard.
- Must be mobile enough to move around the office and property, including lengthy walks on uneven areas.
- Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.
- Capable of working extended hours, including evenings, weekends, and holidays as necessary.
- May alternate between working indoors in a controlled climate and outdoors with variable climate and lighting.
- Must interact with all types of individuals, remain mentally alert, detail-oriented, and possess good reasoning skills.
- Must work on more than one assignment at a time with frequent interruptions, changes, and delays while remaining focused and effective.
- Must remain alert to working conditions and aware of safety, health, and environmental concerns.

$67,000 - $70,000 annually.
Schedule
- Full-time exempt position.
- Hours over and above normal office hours will occur, including evenings, holidays, and some weekends.
- Schedule is subject to change based on business needs.
- Occasional travel may be required to attend training and other company functions.
