Essential Duties And Responsibilities
- Recruit, hire, train, supervise, and evaluate all site personnel of assigned communities.
- Interview and give final recommendations for the hiring of all site personnel of assigned communities.
- Mentor Community Managers of assigned communities.
- Provide direction and coordination with the Accounting Department, delivering accurate and timely monthly property financial statements to both the Regional Manager for final review and to the clients.
- Develop, implement, and deliver annual budgets for all assigned communities to the Regional Manager for review.
- Set and enforce spending controls for all assigned communities and review all variance explanations.
- Afford leadership in the coordination of all capital improvement programs for assigned communities.
- Manage marketing and advertising efforts for assigned communities to maximize rental income and increase occupancy rates.
- Work with Community Managers and staff to address resident issues.
- Ensure that all required reports are completed accurately and in a timely manner.
- Maintain thorough product knowledge on all assigned communities and of competition in the assigned area.
- Afford compliance with established policies and procedures.
- Assist, when needed, in the acquisition of new accounts.
- Perform quarterly inspections for properties under his/her direction.
Education And Work Experience Requirements
- Five or more years in property/real estate management required.
- Two or more years in management positions required.
- Previous experience managing multiple properties is strongly preferred.
- Moderate Real Estate and Management training experience required.
- HCCP or comparable tax credit housing training required.
- Accredited Residential Manager Certification (ARM) preferred.
Specific Job Knowledge, And Skill Ability
- Must be able to demonstrate an ability to understand all aspects of the financial responsibilities of budgeting, reporting, and expense control.
Pay
Rate: 85k - 105k depending on experience
