Portfolio Manager

About the role

Portfolio Managers (PMs) at Opendoor are responsible for managing the company's inventory from acquisition close of escrow to final resale. This role significantly impacts the company's Profit and Loss (P&L) and requires oversight of up to 300 properties.

Responsibilities

• Setting Initial List Prices (ILP): Determine property value based on market changes and renovations, calculate markup, and make decisions based on active and closed competition.

• Price Drops (PDs) and Weekly Triages: Make decisions on price drops for hundreds of homes, balancing renovation costs with market demand signals.

• List Price Reviews (LPRs): Adjust markup every 30 days based on changes in the resale environment.

• Buyer Offer Escalations: Evaluate and decide on buyer bids, determining fairness and whether to accept or deny offers based on resale demand data.

• Appraisals: Assess external appraisals and negotiate contributions or resell properties as needed.

Requirements

• At least 3 years of experience in pricing decisions, such as as a Pricing Analyst, Options Trader, Single Family Rental manager (REIT), Mortgage Credit Risk Manager, Pricing Strategist, or Real Estate Asset Manager.

• Expertise in relevant markets.

• Proven ability to analyze large datasets for effective decision-making.

• Proficiency in Excel, Amazon Quicksight, and AI tools like Co-work for data analysis.

• Coachability and willingness to learn Opendoor Pricing products and tools.

• Strong prioritization and time management skills.

• Excellent verbal, written, and interpersonal communication skills.

• Outstanding collaboration skills with team members and portfolio stakeholders.

Qualifications

• Location: Based in Phoenix, AZ, in-person four days per week (Monday, Tuesday, Thursday, Friday).

• Pay Range: $74,880 - $93,600 USD per year (US Zone 3).
