Specific Duties and Responsibilities Maintain the cleanliness, appearance, and overall presentation of community common areas, hallways, amenity spaces, building entrances, and outdoor grounds. Conduct regular trash and debris pickup throughout the property to maintain a clean and welcoming environment. Clean and maintain amenity spaces, including fitness centers, resident lounges, mailrooms, pool decks, and other shared areas. Support the cleaning and preparation of vacant apartment homes during make-ready and turnover periods. Maintain strong curb appeal throughout building entrances, parking areas, signage, walkways, and community grounds. Keep trash and recycling areas clean, organized, and properly maintained. Identify and report property damage, maintenance concerns, safety issues, or other needs to the Service Manager. Assist the Service Manager and maintenance team with light maintenance tasks as directed. Maintain cleaning supplies, equipment, and inventory and communicate when additional materials are needed. Provide friendly, professional, and helpful service when interacting with residents, prospective residents, guests, and team members. Support the onsite team as needed to ensure the community consistently meets Garrett Residential standards. Skills And Qualifications Previous porter, janitorial, housekeeping, groundskeeping, or professional cleaning experience preferred. Strong attention to detail and pride in delivering high-quality work. Dependable, punctual, and able to maintain consistent attendance. Friendly and professional demeanor when interacting with residents, guests, and team members. Ability to work independently while contributing to a collaborative onsite team. Willingness and ability to work outdoors in varying weather conditions. Ability to recognize property concerns and communicate them appropriately to the Service Manager. Valid driver's license preferred. Physical Requirements Must be able to regularly traverse apartment buildings, residential community grounds, amenity areas, and outdoor spaces. Must be able to lift and carry up to 50 pounds at times. Must be comfortable with regular outdoor exposure, including heat, cold, rain, and other inclement weather. Must be able to bend, reach, stand, walk, and perform physical cleaning and property upkeep duties for extended periods. Must be able to climb ladders and work at heights as needed.
