Essential Duties And Responsibilities

• Ensure the facility is always audit and inspection-ready.
• Follow up on all work orders.
• Perform general upkeep of the building, including maintaining common areas and landscaping.
• Absorb and assist all vendors performing tasks within the building (e.g., exterminators, AC repair companies).
• Maintain a detailed understanding of the property and residents.
• Inspect the building and property daily; perform routine preventative maintenance and address safety issues promptly.
• Maintain the outside perimeter of the building, including power washing, removing snow and ice, and keeping sidewalks clean and safe during inclement weather.
• Remove graffiti from the building.
• Maintain accurate records as required by regulation or company protocols.
• Care for grounds, ensuring walkways are safe in all weather conditions.
• Clean and maintain resident areas, including lifting, removing, and washing shower curtains twice a week, and assisting with moving furniture and kitchen appliances.
• Assist in on-site projects such as stripping and waxing floors, painting, plastering, repairing, changing light bulbs, unclogging toilets, and other general upkeep tasks.
• Work weekends and holidays, standing and exerting fast-paced mobility throughout the shift.
• Show good balance, ability to lift up to 70 pounds occasionally and up to 35 pounds regularly.
• Communicate effectively and work in a team environment.
• Assist with garbage removal, adhering to NYC sanitation guidelines.
• Assist with receiving deliveries.
• Assist with extermination as needed.

Qualifications

• High School Diploma or GED preferred.
• Minimum of three (3) years demonstrated experience working in building maintenance.
