About the role
The essential function of the position is to provide a quality maintenance program at the least expense, including monitoring all property maintenance functions and training and supervising maintenance staff.
Responsibilities
- Maintain an inventory control of all maintenance supplies and parts including appliances, equipment, furniture and blinds.
- Ensure maintenance costs are within community budget.
- Purchase maintenance equipment, supplies and tools for the apartment community.
- Categorize and prioritize service requests.
- Handle maintenance requests within 24 hours and inform the Property Manager of delays.
- Maintain an orderly and protective system for all keys, garage door openers and master keys.
- Respond to after-hour maintenance emergencies promptly.
- Inspect move-outs to determine damages and work needed by contractors.
- Make recommendations to the Property Manager regarding major capital improvements and outside contractual work.
- Prepare and restore apartments after move-out to make-ready condition.
- Perform daily monitoring of grounds and common areas including laundry area, clubhouse, dumpsters and exterior building hallways.
- Prepare and maintain a log of preventative maintenance tasks (changing filters, checking smoke detectors, cleaning A/C coils, etc.).
- Clean the pool, deck and pool furniture.
- Maintain chemicals in the pool.
- Interior and exterior painting.
- Removal of trash in vacant units.
- Landscaping duties including mowing, trimming, watering, planting of flowers and mulching.
- Snow removal of sidewalks and walkways.
- Aid in preparing budgets and operating within the community budget.
- Aid the Property Manager in obtaining bids for contract work.
- Schedule all contractual work to be done.
Qualifications
- At least 1 year experience in on-site property maintenance.
- Available for a minimum of a 40-hour work week and able to work weekends for emergency needs.
- Knowledgeable and skilled in the safe use and maintenance of various tools including hand tools, power tools, user-moved aids, mechanical devices, measuring devices, and the ability to lift up to 150 lbs.
Physical Requirements
- Constant need to stand and walk for extended periods.
- Frequent need to bend, stoop, squat, kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/twist, handle tools and equipment, perform routine maintenance/repairs.
- Constant need to write/typing, lifting/carrying paperwork, deliveries, files, miscellaneous items weighing up to 25 lbs.
- Constant need to see small details when performing routine maintenance duties.
- Frequent need to see things clearly beyond arm’s reach (inspecting property and job being done).
- Constant need to communicate verbally with staff, assistants, vendors and residents.
- Frequent need to drive personal transportation to inspect apartment property, make trips to pick up replacement parts and supplies from vendors, and travel to other properties to assist in maintenance/repairs.
