Part-Time Maintenance Technician

Location: Paradise North Estates – Phoenix, AZ Position Type: Part-Time Compensation: $20-$23 per hour depending on experience Schedule: Flexible morning hours, generally between 7:00 AM and 12:00 PM Reports To: Community Manager About The Role 52TEN is looking for a dependable, hands-on Part-Time Maintenance Technician to help keep our community clean, attractive, safe, and well maintained. This is an active, hands-on role focused on property upkeep, groundskeeping, and general maintenance. You’ll spend much of your time outdoors caring for the community grounds and common areas while also helping with repairs, maintenance requests, home and site preparation, and other projects around the property. The schedule offers flexibility within the morning hours, generally between 7:00 AM and 12:00 PM, making this a great opportunity for someone looking for consistent part-time work while keeping their afternoons available. The right person for this role takes pride in their work, notices when something needs attention, and is willing to jump in and get the job done. What You’ll Do Maintain community grounds and common areas to ensure the property is clean, attractive, safe, and well cared forPerform groundskeeping and property cleanup, including weed control, blowing, raking, trimming, and general landscape maintenancePick up trash and debris and maintain streets, sidewalks, common areas, vacant sites, and other areas throughout the communityTrim bushes, shrubs, and landscaping and assist with irrigation and other outdoor maintenance needsMaintain the appearance of vacant homes and homesites, including cleanup and preparation for move-insComplete routine maintenance and repair requests as assignedPerform general repairs involving plumbing, electrical, carpentry, and basic constructionAssist with home and site preparation and other property maintenance projectsMaintain community tools and equipment and help ensure they are properly cared for and in good working conditionSafely operate hand tools, power tools, landscaping equipment, and other maintenance equipmentAssist with property improvement projects as neededCommunicate regularly with the Community Manager regarding property conditions, maintenance priorities, and completed workHelp identify maintenance concerns before they become larger problemsMaintain a safe, clean, and organized work environmentPitch in wherever needed to support the community and provide a great experience for residents and team members What We’re Looking For Previous experience in maintenance, groundskeeping, landscaping, construction, or property maintenance; experience with manufactured housing, RV communities, apartments, or similar properties is a plusBasic knowledge of general property repairs, such as plumbing, electrical, carpentry, and minor constructionExperience using landscaping and grounds maintenance equipmentAbility to safely operate hand tools, power tools, and maintenance equipmentAbility to follow written and verbal instructions and manage assigned tasksDependable, organized, and able to follow through on responsibilitiesComfortable working independently and identifying what needs attentionGood communication skills and a respectful, service-oriented approach when interacting with residents, vendors, and team membersValid driver’s license and reliable transportationAbility to successfully complete a background check Physical & Work Requirements This is an active, hands-on position that requires working onsite and frequently outdoors.
