Responsibilities

  • Prepare the property for receiving guests before the designated office opening time by following established procedures.
  • Lease apartments and aggressively sell the property’s products and services to achieve and exceed budgeted occupancy percentages.
  • Assist with day-to-day operations, including answering phones, taking work orders, data entry, planning/hosting resident functions, and creating community newsletters.
  • Conduct site tours for prospects, showcasing community amenities, decorated model apartments, and available vacant units.
  • Develop and implement excellent telephone, personal sales, and customer service techniques.
  • Design marketing campaigns, generate leads through cold calling, and prepare units to become show units.
  • Maintain accurate inventories of available apartments, prospective residents, and renewal information.
  • Contact current residents to negotiate lease renewals and the highest possible rent increases.
  • Prepare all lease-related documents, move-in, and welcome packages; explain lease documents to new and existing residents.
  • Ensure all documents are completed accurately before resident move-in.
  • Perform pre-qualifications and rental verifications of prospective residents per company and housing regulations.
  • Follow established policies for qualification, screening, and acceptance of residency applicants.
  • Deliver resident gifts and assist in move-in/move-out procedures, including inspecting units for cleanliness and rent-readiness.

Requirements

  • High School Graduate or General Education Degree (GED) required; Associate’s Degree or equivalent from a 2-year college or Technical School preferred.
  • Sales and customer service experience.
  • Property management software and Low-Income Housing Tax Credit (LIHTC) experience preferred.
  • Completion of in-house training within the first 90 days of employment.
