Requirements

• Education: High school diploma or equivalent. A bachelor’s degree is preferred.
• Experience: A minimum of 2 years’ residential leasing and/or management experience is required.
• Licenses: A valid driver's license and current automobile insurance is required. Real Estate License (when required by the state).

Essential job functions

• Responsible for all collection, posting and deposit of all rental payments.
• Perform evictions on delinquent residents.
• Ensure models and leasing office is appealing and marketable.
• Ensure that the property office is organized and runs smoothly as per company policies and procedures in the absence of the manager.
• Adhere to daily, weekly, and monthly computer reporting requirements.
• Understand computer functions and maintain accurate data files.
• Train, direct and supervise on-site employees in all daily computer functions.
• Lease apartments by showing the models and/or available units and aggressively sell the products and services of the property to which they are assigned.
• Prepare all lease-related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents.
• Follow established policy and procedures in the qualification, screening, and acceptance of applicants for residency. Work with the property management staff to develop and implement sales and marketing strategies through team meetings and group interaction. Increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages.
• Shop competition and have knowledge of the demographics, current events, transportation, directions, local businesses, and economic trends, of the property's market area.
• Train, direct and supervise employees in all leasing paperwork and techniques.
