Operations Manager
Responsibilities
- Support preventive maintenance and emergency repairs for HVAC, plumbing, electrical, roofing, fire safety, and building systems while maintaining accurate service records.
- Perform general maintenance and housekeeping duties, including painting, cleaning, litter removal, and pressure washing.
- Conduct inspections, environmental assessments, and preventive maintenance checks; maintain daily maintenance logs.
- Monitor and operate Building Automation Systems (BAS) and computerized control systems.
- Respond promptly to tenant and management service requests and complete maintenance tasks efficiently.
- Aid with waste management, recycling, hazardous materials handling, and sustainability initiatives.
- Support insurance, risk management, and health & safety inspections, including corrective action reporting.
- Perform monthly fire alarm testing and support emergency response procedures and fire drills.
- Maintain cleanliness and organization of maintenance, mechanical, and electrical rooms.
- Aid trades, contractors, and tenants with maintenance, repairs, and improvement projects.
- Cook up maintenance supplies, equipment purchasing, and inventory control with a focus on sustainability.
- Support marketing events, site rentals, and other operational activities as required.
- Participate in on-call and after-hours emergency response coverage.
- Operate and maintain all building systems, including mechanical, electrical, plumbing, structural, and life safety systems.
- Oversee grounds maintenance, housekeeping standards, and daily site inspections to ensure tenant and public safety.
- Develop and manage preventive maintenance programs and monitor operational performance metrics.
- Support energy management, utility monitoring, and recycling programs to improve operational efficiency.
- Lead, coach, and mentor operations staff while ensuring compliance with corporate policies and safety standards.
- Oversee capital projects, tenant coordination, tendering, budgeting, and long-term capital planning using Yardi.
- Supervise contractors and ensure compliance with building standards, legislation, and safety regulations.
- Maintain current knowledge of industry best practices, legislative changes, and emerging technologies.
- Prepare reports, budgets, and operational analyses to support cost-effective facility management.
- Perform additional duties as assigned.
- 5+ years’ experience in an enclosed shopping centre (preferred), with progressive experience in all areas of building operations, including mechanical, fire and safety, electrical, and HVAC systems.
- Experience with building redevelopment projects is considered a strong asset.
- Strong working knowledge in construction, design, code, and regulations.
- Strong organizational, planning and time management skills.
- Excellent analytical and creative problem-solving skills.
- Strong oral and written communication skills with an ability to convey concise and complex information to technical and non-technical audiences.
- Strong computer skills with ability to adapt to new & existing software programs such as Yardi, WorkDay, Outlook, Word, Excel, etc.

About the role
The Operations Manager is responsible for providing operational, administrative, and technical service support to Cloverdale Shopping Centre. Reporting to the General Manager, the Operations Manager is focused on ensuring Cloverdale is managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. Directing both in-house and contracted service teams, the Operations Manager will create 'Best in Class' service and environment for our Tenants and Guests.
Pay
The expected annualized base salary range for this role is $86,000-$100,000. The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
