About the role

The Operating Engineer II position requires strong technical, mechanical, and administrative skills to operate and maintain our properties. The primary focus is on providing high levels of customer service, including on-site and on-call plant operational support.

Responsibilities

  • Provide Class “A” customer service – building rapport with tenants and exceeding expectations
  • Maintain and repair all types of building equipment, including HVAC, mechanical, electrical, plumbing, and controls (electrical & pneumatic)
  • Complete work assignments thoroughly and efficiently with limited supervision
  • Operate, maintain, troubleshoot, and repair building equipment to ensure efficient operation
  • Support the property maintenance team on customer service requests, construction projects, and event setups
  • Assist the senior chief engineer to achieve compliance at property location(s)
  • Maintain tenant relations through prompt and courteous responses to requests
  • Perform predictive, preventative, routine maintenance, and service requests as directed
  • Assist contractors and ensure contracted services are performed safely and to established standards
  • Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts, and other fire life safety systems
  • Maintain and repair single-phase electrical components: breakers, switches, receptacles, junction boxes, conduit, lights, and ballasts
  • Maintain and repair plumbing components: toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps
  • Perform general building maintenance, repair, and restorative procedures as directed
  • Handle general handyman tasks to maintain buildings
  • Occasional overtime and holiday work required
  • Perform other duties as assigned

Requirements

  • High school diploma or GED equivalent
  • Experience with various hand tools and diagnostic equipment
  • CFC Universal Refrigerant Certification required
  • Trade or Maintenance License preferred
  • Exposure to a CMMS system a plus
  • Proven safety record and compliance with safe work practices
  • Proficient computer skills, including email, Word, and Excel
  • Valid driver’s license without major violations
  • Ability to diagnose problems, make sound decisions, prioritize, schedule, and complete multiple tasks
  • Ability to interpret engineering drawings and equipment manuals

Physical Demands and Work Environment

  • Physically able to operate electric hand tools, work on ladders, carry tools, and lift up to 50 pounds
  • Able to work in confined spaces such as closets and crawl spaces, and on building roofs
  • Required to stand for long periods, walk, climb stairs, balance, stoop, kneel, crouch, bend, stretch, twist, and/or reach
  • Continuous repetitive motions
  • Work under variable temperature conditions (extreme heat or cold), noise levels, indoors/outdoors
  • Exposure to fumes, hazards, dust, mites, chemicals, and bio-hazards

Pay

Virginia compensation range: $38 – $41 USD. The wage range reflects a reasonable estimate considering skills, experience, training, licensure, certifications, and organizational needs. Geographic differentials may apply. New hires typically do not start at the top of the range. Eligibility for a discretionary annual incentive program may also be available, subject to its rules and performance criteria.
