What This Job Involves As an Operating Engineer, you will be a key member of our property maintenance team, responsible for the hands-on maintenance and operation of building systems. Your primary purpose is to ensure the safe, efficient, and proper functioning of all assigned properties. This role is critical to JLL's business objectives by guaranteeing a secure and well-maintained environment for our clients, performing minor repairs, and executing preventive maintenance on all building systems to uphold the highest standards of quality and reliability. What Your Day-to-day Will Look Like Perform the installation, maintenance, repair, and operation of mechanical, electrical, and power generation equipmentControl the daily operation of all mechanical equipment in the physical plant and buildings, including refrigeration, HVAC, boilers, and pumpsConduct predictive, planned, preventative, and routine maintenance, as well as equipment rounds and service requestsInspect and repair pumps, fans, valves, and motors to ensure the proper operation of client equipment and systemsAccurately and expediently perform and/or complete all tenant service requestsEvaluate building systems to monitor and improve performance for maximum efficiencyActively participate in emergency response procedures, as well as technical and safety training programs Required Qualifications High school diploma or GEDA minimum of four (4) years of experience in the building maintenance industryAccredited trade school degree in HVAC, electronics, or other industry-related trade; Union training and certification is also acceptableUniversal CFC certificationValid driver's licenseAbility to read and interpret documents such as safety rules, operating/maintenance instructions, and procedure manualsAbility to solve practical problems and interpret a variety of instructions furnished in written, oral, diagram, or schedule formatMust be able to stand, walk, climb, balance, and stoop, and lift/move up to 50 pounds occasionally Preferred Qualifications Knowledgeable in the safe and proper use of tools such as ladders, lifts, volt meters, and basic hand toolsAbility to calculate figures and amounts such as load balancing, proportions, percentages, area, circumference, and volumeExperience writing routine reports and correspondenceA team player with the desire to foster a positive working environmentComfortable and flexible with a wide-ranging and changing scope of responsibilitiesWork Schedule: Monday - Friday, 1st shift, with availability for some nights and weekends for overtime, special projects, or on-call duties
