About the role

This role lives at the intersection of construction knowledge and field coordination. The Onsite Project Manager at Asset Living's Omaha location needs to read plans, hold subcontractors accountable, and keep a renovation schedule moving, all at the same time. If those three things feel natural to you, read on.

Asset Living is a third‑party management firm ranked in the NMHC top 50, with a portfolio spanning multifamily, build‑to‑rent, affordable housing, and student housing. The Onsite Project Manager reports directly to a Senior Construction Project Manager, which means you get structure and a clear escalation path, but you’re expected to own the day‑to‑day without hand‑holding. One thing candidates often underestimate about this type of role: the documentation discipline matters as much as the field presence. Submittals, schedule updates, and quality control records are how you demonstrate that work conforms to contract. Candidates who treat paperwork as secondary to “getting things done” tend to struggle. The ones who thrive treat both as the same job.

Responsibilities

  • Interpret project plans and specifications
  • Track construction progress against contract documents
  • Compile submittals for the Senior Construction Project Manager’s review
  • Catch deviations before they become expensive problems
  • Review subcontractor proposals
  • Confirm contract compliance
  • Coordinate work sequencing so trades aren’t stacking on top of each other
  • Serve as the daily point of contact between the field and the broader project team (strong written and verbal communication)
  • Set expectations with subcontractors based on multifamily renovation experience and quality benchmarks at each stage of make‑ready or full rehab cycles

Qualifications

  • High school diploma or equivalent required
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) designation preferred
  • Previous multifamily renovation supervision experience strongly preferred
  • Ability to read and interpret project plans and specifications
  • Comfortable with independent judgment and real‑time problem solving on‑site
  • Basic computer skills and familiarity with project or property management
