On-Site Resident Manager
About the role
We're looking for someone who enjoys helping others, takes pride in keeping a community running smoothly, and wants to make a real difference in the place they call home. This is a live-on-site position, and we provide a comfortable 2-bedroom, 2-bath home with utilities included.
Responsibilities
- Perform light maintenance, minor repairs, and small installations
- Help keep common areas clean, safe, and well-maintained
- Proactively identify and address issues before they escalate
- Perform and coordinate repairs, preventative maintenance, capital projects, and equipment installations
- Cookordinate and monitor outside contractors and service providers
- Serve as the primary on-site contact for residents
- Respond to questions and resolve concerns in a professional manner
- Support Board priorities and collaborate with the management company
Requirements
- Time-critical and a Valid Driver's License
- Knowledge of general maintenance requirements (documentation, safety, required reporting, regulations, etc.)
- Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of State or local governmental safety requirements.
- Professional communication skills (phone, interpersonal, written, verbal, etc.)
- Professional customer service skills
- Knowledge of company policies, procedures, and forms
- Time management and time critical prioritization skills
- Self-motivated, proactive, detail-oriented, and a team player
- Live on-site and be available for community needs during agreed-upon hours
- Working knowledge of building systems, including electrical and plumbing
- Understanding of workplace safety and compliance
- Ability to manage supplies, tools, and maintenance documentation
Preferred Qualifications
- Experience supporting maintenance or capital improvement projects
- Familiarity with property management software

- This position requires residence on-site in the provided unit
- This is a non-smoking property; smoking of any kind is not permitted in the unit or anywhere on the premises

Pay
$20.00 - 25.00/hour (depending on experience; direct experience highly considered)
Schedule
On-site 2-bedroom/2-bath condo provided under a separate agreement with the client. On-site residence is a required condition of employment due to operational needs, including emergency response, property oversight, and resident support. Client-provided on-site housing and utilities are required as a condition of employment and are not provided as a cash allowance.
