On Site Property Manager (Lease Up)

Responsibilities
- Manage day-to-day leads and prospects, running relentless follow-ups and converting at a high level.
- Engage in proactive direct outreach to leads and residents without hesitation, handling difficult conversations with confidence.
- Serve as the on-site lead representative, conducting home tours and presenting home features and community benefits.
- Drive grass-roots marketing and community awareness; host local and community events that put ResiHome on the map.
- Stay sharp on market conditions and competitor trends to inform your leasing strategy and outreach.
- Own the community on the ground, completing weekly walks, ensuring enhanced curb appeal, performing sparkle cleans, and managing inspections.
- Deliver an exceptional resident experience through move-ins, move-outs, issue resolution, and on-site needs.
- Respond to and promptly mitigate resident concerns; keep the maintenance pipeline moving with support from your Maintenance Coordinator.
- Manage and resolve past-due balances, and drive renewals and occupancy toward your financial targets.
- Own weekly reporting and represent your community in client meetings.
- Ensure compliance with Fair Housing, ADA, FCRA, and state-specific landlord/tenant laws and lease documentation; coordinate with internal teams on HOA and code-enforcement matters.
Requirements
This role is for someone with an ownership spirit, a person who feels personally responsible for every corner of their community. You should have 3-5 years of leasing/property management experience, preferably in single-family or multi-family housing, and a proven track record of driving community awareness and exceptional leasing conversions.
You should also be comfortable and adaptable with modern technology, AI-enabled platforms, mobile apps, and connected devices. Strong self-direction and organizational skills are essential, along with excellent time management, multitasking, and a detail-oriented mindset.
Excellent customer service, communication, and lead-conversion skills are required, along with an energetic, adaptable, and professional demeanor. A critical thinker and problem-solver with a true ownership mentality is a must-have.
A bachelor's or associate's degree in Business, Real Estate, or a related field is preferred, and you should have reliable transportation and a valid driver's license (this role requires regular property visits).
You should also have a working understanding of landlord/tenant laws, lease agreements, and Fair Housing regulations.

Pay
The pay range for this role is $60,000 - $80,000 annually, depending on experience and qualifications.
Schedule
This is a field-based position, requiring regular property visits. The exact schedule will be determined based on your location and the needs of the communities you serve.
