On-site Community Manager

Full-time, on-site professional role managing an established 219-unit condominium complex in South St. Louis County.

Responsibilities

• Act as the liaison between the board and residents, overseeing daily operations of the association.
• Financial Management: Prepare annual budgets, track expenses, collect assessments (dues), manage reserve funds, provide regular financial reports to the board, and discuss financial decisions with the board.
• Maintenance & Repairs: Coordinate and oversee the maintenance and repair of common areas (e.g., roofs, landscaping, shared facilities), including conducting site inspections, soliciting bids from vendors, and monitoring their performance.
• Rule Enforcement: Ensure residents comply with the association's governing documents (Covenants, Conditions, and Restrictions, or CC&Rs) by conducting property inspections, documenting violations, and assisting with dispute resolution.
• Administration & Communication: Maintain official records, organize and attend board and annual meetings, prepare agendas and minutes, manage official correspondence, and communicate board decisions to residents.
• Legal & Regulatory Compliance: Work with legal counsel to ensure the association complies with all applicable local, state, and federal laws and regulations.
• Oversee relations between the HOA board and homeowners, respond to and relay inquiries and feedback from residents to the board.
• Coordinate with vendors and service providers.
• Organize the agenda and schedule for HOA meetings.

Requirements

• Valid Driver’s License.
• Able to pass a Criminal Background Check and Drug Screening.
• Employment Agreement.
• Property Management experience: 2 years (Preferred).
• Relevant experience: 5 years (Preferred).
