About the Role
We are seeking a seasoned new home sales professional who understands how to sell high-end value versus selling discounts and incentives. The candidate must be skilled at selling “to-be-builts” and not just late-stage specs. You must have an ownership mentality and be creative with sales solutions, while keeping up with the competition and their offerings. Hakes Brothers builds luxury homes with high-end finishes at competitive prices, distinguishing us among our homebuilding peers.
Responsibilities
- Ensure every Hakes Brothers home buyer has an excellent experience purchasing a new home.
- Use honesty and integrity in all representations and negotiations, abiding by Hakes Brothers-approved parameters.
- Generate and foster leads and prospects with realtors, customer referrals, and potential buyers.
- Proactively follow up on leads.
- Represent Hakes Brothers at a model home and any sponsored or hosted events.
- Become proficient in sales strategies, including prospecting, product knowledge, competitor knowledge, and sales techniques.
- Maintain promotional signage in and around your assigned community.
- Conduct presentations to model home visitors and demonstrate community amenities.
- Promote Hakes Brothers by listing inventory homes on the MLS, sending email blasts, distributing flyers, and hosting model home grand openings and community/sponsored events.
- Conduct monthly or quarterly competitor market analysis (as applicable).
- Utilize the CRM (HubSpot) to prospect and manage buyer leads.
- Maintain model home/spec homes.
- Attend sales meetings and quarterly luncheons.
- Build relationships with realtors daily and make weekly visits to realty offices for presentations.
- Prepare required paperwork for each home sale and prospective purchasers.
- Communicate with buyers regarding construction start and completion dates, remaining actively involved in the sales process through closing.
- Contribute to a positive, cooperative, team-oriented sales environment.
- Maintain a professional appearance, demeanor, and communication at all times.
- Consistently achieve individual monthly sales goals and Avid survey results while delivering outstanding customer service.
- Manage ‘A+’ community and model presentation, prospect and backlog management, and monthly CMAs.
- Perform other duties as assigned.
Requirements
- High School diploma or GED.
- At least two years' relevant experience in sales (preferably commission-based).
Preferred: At least two years' new home sales experience.

- Self-starter with a demonstrated ability in various sales and closing techniques.
- Enthusiastic and team-oriented attitude.
- Thorough and technical understanding of products to be sold.
- Excellent interpersonal and customer service skills.
- Excellent sales and negotiation skills.
- Excellent organizational skills and attention to detail (e.g., minimal mistakes in contract writing).
- Strong analytical and problem-solving skills.
- Proven ability to build and maintain relationships with clients.
- Ability to function well in a high-paced and, at times, stressful environment.
- Excellent proficiency with both the contract and the product.
Physical Requirements
- Prolonged periods sitting at a desk and working on a computer.
- Routine installation of community signage.
- Must be able to lift up to 15 pounds, occasionally.
