About the role
The Network Real Estate Specialist plays a crucial role in managing site acquisition vendors and ensuring successful project delivery. They are responsible for lease due diligence, communicating with landlords, conducting site visits, and coordinating project handoffs to the Construction Team.
Responsibilities
- Manage and track project milestones.
- Perform lease due diligence activities.
- Communicate with landlords and property owners.
- Escalate project issues to management with recommended solutions.
- Conduct site visits as required.
- Perform zoning reviews and attend public hearings.
- Manage purchase orders and vendor-related financial activities.
- Drive site acquisition vendors to meet project objectives and deadlines.
- Cook off project handoffs to Construction teams.
Requirements
- Interpret and communicate policies and procedures to third-party vendors.
- Identify, analyze, and resolve real estate and lease-related issues.
- Negotiate effectively with landlords and their representatives.
- Protect company rights while ensuring compliance with contractual and regulatory requirements.
- Escalate network-critical and site-critical issues to leadership.
- Review and approve vendor invoices in a timely manner.
- Navigate and complete project-related tasks and workflows.
- Collaborate across multiple teams including RF Engineering, Construction, Network Operations, and Legal.
Preferred Qualifications
- Strong vendor management capabilities.
- Proven project management experience.
- Demonstrated track record of meeting goals and deadlines.
- Able to manage multiple priorities simultaneously.
- Knowledge of land use, zoning procedures, and real estate acquisition.
- Understanding of local and regional zoning, planning, and environmental regulations.
- Experience with lease review and real estate documentation.
- Ability to read and interpret contracts.
- Understanding of legal and financial terminology.
- Experience in Contract Management, Legal Operations, Construction Management, or Project Management.
- Experience reviewing construction drawings, RF data sheets, and site leases.
- Strong negotiation, verbal, and written communication abilities.
- Strong organizational and analytical skills.
- Able to troubleshoot and solve complex problems.
- Experience using project tracking software and databases.
- Proficiency with computer applications, including web-based and relational database systems.
