NAVY LODGE MAINTENANCE WORKER SUPERVISOR -FULL TIME w/Benefits

About the Role

Serves as working supervisor of the Maintenance Department, overseeing a staff of Maintenance Workers and Maintenance Worker Leads. Performs a full range of maintenance duties to ensure Navy Lodge standards are met, including preventative maintenance, alterations, and repairs of buildings and equipment. Requires shift work to support upkeep of all equipment, maintenance office operations, guest services, and housekeeping. Communicates with Navy Lodge personnel and chain of command regarding operations, guest issues, or situations requiring immediate attention.

Responsibilities

• Supervises maintenance personnel performing all maintenance (interior and exterior) functions throughout the buildings.
• Hires or recommends hiring of Maintenance Department associates and trains them using Navy Lodge training standards.
• Schedules and assigns work, checks quality of work performed, monitors productivity, and motivates staff to improve performance.
• Develops performance standards and evaluates associates' work performance.
• Prepares and verifies departmental payroll information.
• Inspects rooms daily to ensure Navy Lodge Standards are met and preventive maintenance repairs are completed.
• Originates work orders for needed repairs to guest rooms or public areas and reviews them with the Navy Lodge General Manager.
• Performs all duties identified in Maintenance Worker and Maintenance Worker Lead position descriptions.
• Carries out Equal Employment Opportunity (EEO) policies and communicates support of these policies to subordinates.
• Responsible for security of guests' rooms and assigned pass keys; properly logs keys in and out using Navy Lodge key log record.
• Reports lost keys immediately to the General Manager for security reasons.
• Ensures overall upkeep and cleanliness of Navy Lodge facilities and work area.
• Greets and welcomes guests upon sight or within 10 feet while performing outstanding guest relations.
• Responds to all guest requests and inquiries concerning maintenance service or refers problems to the General Manager.
• Manages departmental budget, including guest supplies, linen, towels, and labor; monitors monthly expenses for staffing and supplies.
• Maintains inventory of maintenance supplies, places orders for replacements, and records the arrival of ordered supplies and equipment.
• Maintains all storerooms for cleanliness and order.
• Ensures operating procedures comply with state and federal regulations, including OSHA and Navy Lodge Program standards.
• Controls inventory and issuance of associates' uniforms, ensuring approved uniforms and name badges are worn and maintained.
• Responsible for performance of all Maintenance associates, including disciplinary action, performance reviews, timekeeping, and training.
• Trains new associates and answers questions regarding policy or procedure changes.
• Develops work schedules, ensures adherence, and keeps the Navy Lodge General Manager apprised of work status and problem areas.
• Works under the direction of the Navy Lodge General Manager or Facility Manager.
• Maintains continuity in the absence of the General Manager and acts as Manager on Duty as assigned.
• Maintains a clean and safe environment.
• Performs other related duties as assigned.

Requirements

• Total of 4 years of experience, consisting of:
  • General Experience: One year of experience providing knowledge of general maintenance practices involving the upkeep of buildings, grounds, fixtures, and equipment.
  • Substitution of Education for Experience: One year of high school education may substitute for 3 months of general experience (up to a High School Diploma or GED for one year of general experience).
  • Specialized Experience: Three years of general maintenance work involving a variety of trade practices, such as carpentry, electrical work, plumbing, painting, air conditioning and refrigeration, and masonry.
• Physical effort required to stand, stoop, bend, and kneel in tiring and uncomfortable positions.
• Frequently lifts and carries materials and equipment weighing up to 50 pounds.
• Works inside and outside, exposed to dust, dirt, fumes, and soiling of hands and clothing.
• Exposure to possible cuts and bruises.
