Multi-Site Maintenance Supervisor

Summary Of Position

The Multi-Site Maintenance Supervisor is responsible for the overall management of maintenance for multiple properties, with a minimum of two Maintenance Supervisors reporting to the position. This role oversees the maintenance of properties, including planning, coordinating, budgeting, reporting, organizing, and maintaining the physical needs of the sites.

Essential Job Functions

• Directs maintenance of at least two more maintenance personnel in the repair and maintenance of HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment, refurbishment of apartments, and customer service.
• Helps generate positive resident relations and optimal resident retention.
• Trains and develops Maintenance Technicians and Maintenance Supervisors for growth, including technical skills, professionalism, and leadership skills.
• Captures and ensures completion of resident maintenance requests within 24 hours through coordination with maintenance staff or vendors.

Knowledge

• Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards.
• Knowledge of risk/insurance regulations.

Employee Management

• Mentors and trains employees to enhance their value.
• Provides quick and decisive disciplinary action when required.
• Maintains records of employee time reporting, quality/efficiency for work completion, and follows up on make-ready completion.
• Regularly manages employee needs, provides certifications training, and fosters teamwork.

Qualifications

• Superior organization and communication skills.
• Ability to provide courteous and professional service to residents, property managers, supervisors, vendors, and other service providers.
• Must be honest in time reporting and reliable and on-time to work.
• Valid drivers license may be required.
• Proficiency in Microsoft Office including Outlook, Word, Excel, and PowerPoint.

Education And Experience

• No educational degree required.
• At least five years progressive maintenance experience of HVAC, mechanical, electrical, plumbing, and grounds maintenance in multi-family or commercial properties.
• Minimum of three years supervisory and training experience required.

Physical Requirements

• Ability to walk for extended periods of time.
• Ability to lift up to 50 lbs.
• Ability to climb stairs where necessary.
• Snow shoveling may be required.
