About the role

The Mortgage Loan Operations Specialist supports the entire workflow for the mortgage process, managing residential mortgage loans from opening through closing and beyond.

Responsibilities

  • Ensure accurate and timely loan data entry
  • Assist with daily and weekly mortgage rate administration, loan modifications, grant programs, document preparation, and other operational functions
  • Order and track appraisals, title work, flood certifications, verifications and payoffs
  • Maintain accurate electronic loan files, image closed loan documents to the core system, and ensure documentation is properly organized and retained
  • Assist Compliance and Mortgage Operations with gathering files and documentation for internal reviews, audits, quality control, and regulatory examinations
  • Monitor assigned loans and outstanding documentation to help keep files moving through the origination process and escalate delays or issues to the appropriate team member
  • Develop working knowledge of mortgage processing, closing/funding, secondary market activities, servicing support, and other mortgage operations functions
  • Carefully coordinate closing with settlement parties
  • Verify loan terms, title, insurance and fees
  • Review signed closing packages
  • Deliver loans to investors and servicing partners
  • Clear suspense conditions and funding requirements
  • Work with Retail Lending Ops Manager in creating and implementing any process changes that might be needed due to investor or servicer policies
  • Perform periodic reporting on work progress, project completions, and additional reporting as requested by Retail Lending Ops Manager
  • Perform the position safely, without endangering health or safety to themselves or others and will be expected to report potentially unsafe conditions
  • Comply with occupational safety and health standards and all rules, regulations and orders issued pursuant to the OSHA Act of 1970, which are applicable to one’s own actions and conduct
  • Perform other duties and special projects as assigned

Requirements

  • High school diploma or certificate from college or technical school; or related experience and/or training; or the equivalent combination of education and experience
  • Work related experience should consist of a credit or loan processing background
  • Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be business or financial industry related
  • Basic knowledge of commercial, construction, real estate and consumer mortgage loan origination, documentation and processing
  • Basic level of work experience, knowledge and training in mortgage loan activities and terminology
  • Basic knowledge of related state and federal lending and compliance regulations, and other Bank lending policies
  • Ability to read, analyze and interpret general business periodicals, professional journals, and technical procedures
  • Good organizational and time management skills
  • Intermediate typing skills to meet production needs of the position
  • Intermediate math skills; ability to calculate interest, commissions, proportions, and percentages; balance accounts; add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals; locate routine mathematical errors; compute rate, ratio and percent, including the drafting and interpretation of bar graphs
  • Effective verbal, written and interpersonal communication skills with the ability to apply common sense to carry out instructions and instruct others, train personnel, write reports, correspondence and procedures, speak clearly to customers and employees
  • Able to deal with routine problems involving multiple facets and variables in non-standardized situations
  • Able to work with general supervision while performing duties
  • Current driver’s license and a vehicle with appropriate insurance coverage if required to drive in the course of performing assigned duties and responsibilities

Qualifications

  • High school diploma or equivalent
  • Related work experience in credit or loan processing
  • Basic knowledge of mortgage loan origination, documentation, and processing
  • Basic understanding of state and federal lending and compliance regulations
