About the role
Perform all plumbing, electrical, or HVAC requirements of the building(s) to provide a comfortable environment and ensure proper operation of mechanical, electrical, and life-safety systems.
Responsibilities
- Maintain heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems.
- Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related equipment.
- Verify field conditions and perform necessary repairs or adjustments.
- Monitor Energy Management systems and perform repairs as needed.
- Repair doors, ceilings, hand railings, floors, and other general property installations or adjustments.
- Perform repairs to plumbing fixtures, including water closets, urinals, flush valve assemblies, and lavatories.
- Conduct preventive maintenance duties per C&W standards, manufacturer recommendations, and industry best practices, including:
- Changing filters and cleaning coils
- Flushing condensers and punching tubes
- Greasing fan, pump, and motor bearings
- Inspecting and adjusting belts
- Replacing motor bearings and aligning pulleys and shafts
- Monitoring condenser, chilled, heating, and secondary water chemical treatment and feed equipment
- Cleaning and maintaining cooling towers
- Performing annual inspections and other scheduled routines
- Inspect engine room equipment, fan room equipment, cooling towers, motors, house pumps, electric rooms, back-up generators, fire pumps, sump pumps, and ejector pumps.
- Replace lamps, light fixtures, and signage; ensure rooms are clean and free of obstructions.
- Check emergency exit signs and lights; ensure clear access to emergency stairs and exits.
- Perform fire and life safety inspections per NFPA, local jurisdiction, C&W standards, and property management directives.
- Document and report activities to supervisor.
- Respond immediately to emergency situations (fire, evacuation, equipment failure) and customer concerns.
- Comply with all applicable codes, regulations, governmental agency requirements, and company directives; practice safe work habits.
- Complete all required C&W Safety Training annually.
- Comply with C&W Uniform Dress Code while working and maintain a neat appearance on the property.
Pay
The compensation for this position is $30.60 - $36.00 per hour, depending on factors such as geographic location, experience, qualifications, and applicability of collective bargaining agreements. The company will not pay less than minimum wage for this role.
