MEP Building Assessor

GFT is looking for an MEP Building Assessor to join our team. The MEP Building Assessor conducts on-site condition assessments of mechanical, electrical, plumbing, and fire protection systems for large Facility Condition Assessment portfolios. The assessments are visual only, evaluating the current condition, remaining useful life, and repair needs of existing facilities, including identifying deficiencies and documenting observed conditions.

Responsibilities

• Visually assess MEP systems (Mechanical, Electrical, Plumbing, and Fire Protection) as cited.
• Identify deficiencies, performance issues, end-of-life indicators, and operational risks, and document findings clearly with detailed notes and photos.
• Coordinate with structural/architectural assessors to provide a complete building-level assessment narrative.
• Use GFT-provided devices, GFT SharePoint, and standardized assessment application tools to collect, organize, upload, and manage field findings.
• Respond to Quality Review comments on post-field data entry and submission to streamline final reporting.
• Participate in travel rotations (typical Sunday–Friday field week) at a frequency of one to two times per month with remote reporting weeks in between; longer rotations may occur for remote locations.
• Maintain safe work practices and comply with all site requirements and installation protocols.

MEP Items to Identify and Visually Assess

• Mechanical: HVAC units, boilers, chillers, pumps, ductwork, ventilation, controls
• Electrical: switchgear, transformers, panels, breakers, lighting, generators, fire alarm
• Plumbing: water piping, valves, backflow preventers, water heaters, fixtures, sanitary and storm drainage
• Fire Protection: sprinklers, risers, fire pumps, standpipes, fire/smoke dampers

Requirements

• A minimum of 5 years’ relevant field experience evaluating mechanical and electrical systems in buildings of various size and use.
• Ability to identify typical failure modes and condition indicators for MEP components.
• Strong documentation skills; ability to communicate technical findings clearly.
• Willingness and ability to travel throughout the country for field assessments.
• Proficiency with field technology, including mobile data collection tools, SharePoint-based workflows, and structured reporting platforms.
• Ability to work efficiently in a fast-paced, deadline-driven field environment with changing project needs and travel schedules.
• Ability to remain fully engaged during field assignments, with focused attention on inspections, documentation, and project requirements.
• PE license (Mechanical or Electrical) or equivalent advanced technical credential/experience (license not required with adequate experience).

Pay

The pay range for this hourly, as-needed role is $52.00-$55.00 per hour. Compensation is based on assigned, approved hours worked and is dependent upon experience and geographic location.

Schedule

• Work is not scheduled at full-time capacity; compensation applies only to assigned work hours.
• Travel rotations typically involve a Sunday–Friday field week, one to two times per month, with remote reporting weeks in between.
• Travel expenses, including airfare, lodging, and meals/per diem, will be covered per applicable rates/policy.
