About the Role

GFT is seeking an MEP Building Assessor to conduct on-site condition assessments of mechanical, electrical, plumbing, and fire protection systems for large Facility Condition Assessment portfolios. This role involves visual evaluations of current condition, remaining useful life, and repair needs of existing facilities, including identifying deficiencies and documenting observed conditions through detailed field notes, photographs, and data entry.

This position supports an hourly, as-needed workforce model aligned with fluctuating project demands. Work will not be scheduled at full-time capacity, and compensation applies only to assigned work hours.

Responsibilities

  • Field Assessment
    • Visually assess MEP systems, including:
      • Mechanical: HVAC units, boilers, chillers, pumps, ductwork, ventilation, controls
      • Electrical: switchgear, transformers, panels, breakers, lighting, generators, fire alarm
      • Plumbing: water piping, valves, backflow preventers, water heaters, fixtures, sanitary and storm drainage
      • Fire Protection: sprinklers, risers, fire pumps, standpipes, fire/smoke dampers
    • Identify deficiencies, performance issues, end-of-life indicators, and operational risks, and document findings clearly with detailed notes and photos.
    • Coordinate with structural/architectural assessors to provide a complete building-level assessment narrative.
  • Data Capture, QA/QC, and Reporting Support
    • Use GFT-provided devices, GFT SharePoint, and standardized assessment application tools to collect, organize, upload, and manage field findings.
    • Respond to Quality Review comments on post-field data entry and submission to streamline final reporting.
  • Travel & Logistics
    • Participate in travel rotations (typical Sunday–Friday field week) at a frequency of one to two times per month, with remote reporting weeks in between; longer rotations may occur for remote locations.
    • Maintain safe work practices and comply with all site requirements and installation protocols.
    • Travel expenses, including airfare, lodging, and meals/per diem, will be covered per applicable rates/policy.

Requirements

  • A minimum of 5 years’ relevant field experience evaluating mechanical and electrical systems in buildings of various sizes and uses.
  • Ability to identify typical failure modes and condition indicators for MEP components.
  • Strong documentation skills; ability to communicate technical findings clearly.
  • Willingness and ability to travel throughout the country for field assessments.
  • Proficiency with field technology, including mobile data collection tools, SharePoint-based workflows, and structured reporting platforms. Novice technology users may not be suitable for this role.
  • Ability to work efficiently in a fast-paced, deadline-driven field environment with changing project needs and travel schedules.
  • Ability to remain fully engaged during field assignments, with focused attention on inspections, documentation, and project requirements.
  • PE license (Mechanical or Electrical) or equivalent advanced technical credential/experience is preferred but not required with adequate experience.

Pay

The pay range for this hourly, as-needed role is $52.00–$55.00 per hour. Compensation is based on assigned, approved hours worked and is dependent upon experience and geographic location. Work is not guaranteed on a full-time basis, and there may be potential for this position to transition to full-time employment in the future based on business needs, project workload, and individual performance.
