Responsibilities
- Develop and execute the annual division marketing plan in collaboration with division leadership and the Area/Regional Marketing Director.
- Plan and execute the local rollout of national marketing initiatives to maximize results for the division and the company.
- Design quarterly and monthly strategies and tactics to drive qualified traffic supporting sales efforts for existing and new communities.
- Work with sales leadership and community teams to develop targeted marketing tactics based on sales performance and lifecycle phase; partner on the rollout of national and divisional marketing initiatives at the local level.
- Create strategic pre-opening marketing plans for new community openings, including oversight of signage, messaging, interest list development, model merchandising, sales center installation, and special events.
- Maximize the division’s brand awareness and perception while ensuring consistent execution of brand standards.
- Track and analyze results of marketing initiatives to ensure effective ROI; leverage reporting tools and data to inform future strategies.
- Develop and maximize the digital presence for the division and individual communities, including social media strategy and content planning.
- Audit and maintain community web presence on the Meritage Homes website.
- Create and maintain collateral materials (sales tools) for new and existing communities.
- Build and manage vendor relationships.
- Oversee and coordinate all consumer promotions and events, including planning, execution, and results-tracking.
- Implement the company’s national agent program and create local strategies for agent outreach, including messaging and event planning.
- Prepare and manage budgets for division advertising, new community start-ups, model furniture, and sales offices.
- Nurture a play-to-win culture by modeling and encouraging departmental best practice sharing.
- Develop, coach, and manage marketing support staff (as applicable), including hiring, training, prioritization, delegation, and performance management.
- Handle departmental administrative tasks if no Marketing Coordinator/Specialist is present, including vendor set-up, invoice processing, and expense report preparation.
Requirements
- Bachelor’s Degree in Marketing or a related field.
- 5+ years of experience in marketing, preferably in homebuilding.
- Experience leading others and managing relationships with internal stakeholders and external marketing-related vendors.
- Strong technical aptitude with intermediate computer skills in MS Office (Outlook, Word, PowerPoint, Excel), email management systems, photo editing, and website content management systems.
- Ability to influence others and overcome objections.
- Excellent written, verbal, and interpersonal communication and presentation skills with keen attention to detail.
- Proven experience managing relationships with marketing-related vendors.
- Strong team player with demonstrated ability to work within cross-functional teams.
- 2-3 years of people management experience preferred.
