About the Role

The Market Leasing Specialist supports the leasing operations and financial performance of assigned apartment communities for MAA, delivering personalized leasing experiences to potential residents. This role embodies and reinforces MAA’s Core Values:

Responsibilities

  • Meet prospects at designated communities or locations to begin personalized leasing experiences and assume full ownership of the prospect journey.
  • Drive personal vehicle to lead and escort prospects to additional communities within the market as needed.
  • Conduct engaging property tours, build rapport, highlight community features, address objections, and generate urgency to lease.
  • Ask for commitment by completing lease applications at the conclusion of tours.
  • Perform post-tour follow-ups to reinforce leasing decisions, answer questions, or transition prospects to the engagement team.
  • Support leasing efforts through follow-up communication with prospects.
  • Ensure accurate and timely application processing, communicating next steps facilitated by the centralized team.
  • Process lease applications when centralized support is unavailable.
  • Support multiple properties within a designated region, developing deep knowledge of community aspects, amenities, and features.
  • Tour properties within the market to expand familiarity and catalog video tours of available floorplans.
  • Monitor and tour comparable communities to stay informed of market competition.
  • Identify and report potential safety hazards and ensure quality property aesthetics.
  • Adhere to a varied work schedule, including weekends and some holidays, to accommodate prospective residents.
  • Monitor, audit, and maintain the AI tool knowledge base for accuracy and optimal performance.
  • Collaborate with team members and stakeholders using digital tools (e.g., email, video conferencing, project management applications).
  • Ensure availability during established working hours, applying self-motivation and time management to meet deadlines.
  • Adhere to company policies and security protocols while working remotely.
  • Perform other related duties as assigned.

Requirements

  • 1-3 years of sales, leasing, and/or customer service experience, or an equivalent combination of education and experience.
  • Valid driver’s license from state of residence and reliable transportation for travel within the market.

Preferred Qualifications

  • Bachelor’s degree with leasing experience.
  • Bilingual skills.

  • Sales knowledge and ability to sell products/services to new and existing customers.
  • Customer service and conflict resolution skills to overcome objections and resolve issues.
  • Clear and concise verbal and written communication.
  • Organizational skills to maintain records and schedules.
  • Knowledge of apartment management laws and regulations at federal, state, and local levels.
  • Ability to develop thorough knowledge of community aspects, amenities, and features.
  • Visual inspection skills to assess units, grounds, and property standards.
  • Proficiency with Microsoft Office applications (Word, Excel, Outlook, PowerPoint).
  • Ability to maintain confidentiality and discretion.
  • Ability to operate a personal motor vehicle and adhere to traffic laws.

Physical and Environmental Requirements

  • Regularly required to talk, hear, stand, walk, use hands to handle or feel, and reach with hands and arms.
  • Occasionally lift office products and supplies up to 25 pounds.
  • Operates in a professional office environment, routinely using standard office equipment (computers, phones, photocopiers, etc.).
