About the role

Our client is seeking a Manager of Construction & Properties to oversee renovation, restoration, and capital improvement projects across a portfolio of aging and legacy properties. This highly visible role serves as the primary liaison between property ownership groups, contractors, architects, and other project stakeholders, helping preserve and enhance the value of existing real estate assets.


Responsibilities

  • Serve as the primary point of contact and trusted advisor to property owners regarding renovation, restoration, maintenance, and capital improvement projects.
  • Assess aging properties and facilities, identifying repair needs, modernization opportunities, and long-term capital investment priorities.
  • Partner with ownership groups to develop project scopes, budgets, and timelines for renovation and improvement initiatives.
  • Source, evaluate, and recommend qualified general contractors, subcontractors, architects, and specialty trades for renovation and restoration projects.
  • Lead the formal bid solicitation process, including preparing bid packages, coordinating contractor walkthroughs, and managing communications with bidders.
  • Review contractor proposals, compare scope and pricing, and present formal recommendations to ownership for contractor selection.
  • Oversee renovation and construction projects from planning through completion, ensuring projects are delivered on time, within budget, and according to quality standards.
  • Manage projects involving building system upgrades, structural improvements, tenant improvements, historic renovations, and deferred maintenance initiatives.
  • Conduct regular site visits to monitor project progress, quality, safety, and contractor performance.
  • Review change orders, project invoices, and budget variances while maintaining accurate project documentation.
  • Provide regular project status updates and recommendations to ownership and executive leadership.

Requirements

  • 5+ years of experience in construction management, owner's representation, property development, facilities management, or a related discipline.
  • Experience managing commercial, multifamily, retail, industrial, or mixed-use property projects.
  • Demonstrated experience leading contractor selection and competitive bid processes.
  • Strong ability to review construction proposals, evaluate project costs, and present recommendations to executive stakeholders.
  • Knowledge of construction contracts, budgeting, scheduling, and project management methodologies.
  • Excellent communication, negotiation, and relationship-management skills.
  • Proficiency with construction management software and Microsoft Office applications.

$80,000 - $100,000 USD Per Year
