About the role
The purpose of this class is to perform professional level duties in assisting in the coordination and completion of daily operations of assigned college division or function.
Responsibilities
- Supervise and direct the operations of assigned College department or division.
- Direct the development and maintenance of all departmental records and reports.
- Develop and administer departmental policies and procedures.
- Train and evaluate assigned staff, as required.
- Develop budget projections for department or division, as required.
- Oversee, monitor and/or control appropriations and expenditures, as required.
- Manage a preventative maintenance program of scheduled inspection and repair of electrical, mechanical equipment (including boilers, chillers, motors, pumps), and other systems, equipment and facilities to assure proper operation and to correct malfunctions before major breakdowns develop.
- Coordinate and perform building maintenance inspections on a periodic and recurring basis.
- Affirm building maintenance logs and technical files.
- Engages, plans and schedules subcontractors when needed to assist in maintenance, repair, and construction requirements and conducts inspections to assure that work performed meets requirements.
- Delegates to and holds subordinates responsible for satisfactory performance of assignments.
- Performs other tasks to include special studies that involve technical investigation and analysis and recommend solutions to unique engineering and administrative problems as may be required by Director of Maintenance and Engineering.
- Administers an established energy management program including the procurement of fuel (oil, natural gas and electricity); anticipating fuel quality, tracking and monitoring fuel consumption and compiling performance data and records.
- Coordinates the maintenance on science lab and food services equipment.
- Implements building maintenance and utility operations training programs to ensure that all department personnel are thoroughly trained in repair techniques and operating efficiency standards.
- Works with Capital Facilities staff, and others as appropriate, to monitor installation of mechanical, electrical, and plumbing equipment and systems by both outside contractors and CCBC personnel to ensure compliance with College’s quality standards, conformity with specifications and proper operation.
- Acts as the on-site liaison with contractors for inspection or service to building systems/equipment (i.e. elevator, sprinkler, fire alarm, etc.), as required.
- Captains the inspection maintenance on fire safety equipment.
- Maintains a close, open communication and positive relationship with the department Building Services (custodial) and Grounds staffs.
- Participates in snow removal or duties as assigned in response to college emergencies, as necessary and/or directed.
- Effectively performs in a service environment and follows all county, state, college, and departmental policies and procedures.
Qualifications
- High school diploma or equivalent.
- Advanced degree preferred.
- Formal specialized training and licensed in the operation and maintenance of HVAC, mechanical and electrical systems; as well as EPA CFC Certification.
- An Electrical License, Siemens Master Programmer, and HVAC Masters License preferred.
- Second Grade Stationary Engineers License required.
- First Grade Stationary Engineers License preferred.
- A minimum of six (6) years of progressively responsible maintenance experience in building mechanical systems, heating and cooling systems, pneumatic and digital controls and energy management, including experience with commercial boilers (minimum of 250 H.P.) and large chillers (minimum of 250 tons).
- Flexibility and ability to change shift when requested or during emergency situations.
- Valid driver’s license with a clean driving record of less than five (5) points on driving record.
- Ability to participate in blood borne pathogens training within six (6) months of employment.
- Hepatitis B vaccination or a signed waiver.
