Position Summary
What you'll do...
Must Maintain
- Maintain Mechanical Contractor License in state of employment.
- Evaluate current and future projects.
- Examine facility needs.
- Evaluate equipment needs.
- Identify equipment to increase efficiency.
- Analyze systems and load requirements.
- Determine setback modes for energy reduction.
- Evaluate air flow and humidity needs.
- Ensure functioning of facility systems.
- Develop standard operating procedures.
- Establish facility maintenance inspections and preventive maintenance programs.
Drive Execution
- Identify customer and operational needs.
- Develop and communicate business plans and priorities.
- Remove barriers and obstacles that impact performance.
- Provide resources.
- Identify performance standards.
- Measure progress and adjust performance accordingly.
- Develop contingency plans.
- Demonstrate adaptability and support continuous learning.
Oversee Sustainability Initiatives
- Review project schedules.
- Resolve issues from vendors, service providers, and contractors regarding scope of work.

Supervise and Develop Associates
- Select and train.

Manage Complex Projects
- Determine work assignment priority.

- Verify and approve material requisitions and timecards.
Promote Company Policies

Direct Regional Field Operations
- Develop goals and direction.
- Approve activities.
- Control maintenance costs.
- Track facility-scheduled preventive maintenance service completion.
- Monitor contractor performance.
- Assist in district goal-setting.
- Review progress on initiatives.
Ensure Business Needs Are Met
- Evaluate the ongoing effectiveness of current plans, programs, and initiatives.
- Consult with business partners, managers, co-workers, or other key stakeholders.
- Solicit, evaluate, and apply suggestions for improving efficiency and cost-effectiveness.
- Participate in and support community outreach events.
Ensure Financial Sustainability
- Develop and approve budgets up to authorization spend for capital expenses, staff needs, and staff compensation increases.
- Present budgets.
- Evaluate return on investment.
- Collect scopes of work and sign off sheets.
- Approve contracts and invoices.
- Determine people resource requirements based on workload, cost, and company growth.
Review Budget Plan
- Verify cost estimates on requested and planned projects.
- Approve purchases of parts, materials, equipment, and supplies.
- Provide technical assistance and consultation to facilitate purchases.
- Verify purchase receipt and acceptance.
Manage Department Budget
- Gather and analyze data trends.
- Validate spending related to materials and labor.
- Review facility-related invoices by set procedures.
- Develop reports.
- Approve expenditures at set spending limit.
- Manage warranty reimbursement.
- Ensure landlord compliance with lease agreements.
Ensure Compliance with Laws and Regulations
- Review new and existing laws, regulations, and guidelines.
- Conduct inspections.

Minimum Qualifications
- Bachelor’s degree in engineering, Architecture, Construction Management, or related field and 3 years’ experience in facilities management, construction management, mechanical maintenance, engineering, or related area.
- OR 5 years’ experience in facilities management, construction management, mechanical maintenance, engineering, or related area.
- EPA 608 Certification within 90 days of hire.
- Mechanical Contractor License or equivalent in the state you will be working.
Preferred Qualifications
- Building controls or related area.
- External work experience as a Maintenance Supervisor in an optical, pharmaceutical, or manufacturing environment.
- Leading cross-functional teams.
- State mechanical contractor’s license.
- Supervisory experience.
- Type I and Type II Environmental Protection Agency certification for refrigerant handling.
