About the Role

The Manager Engineering Operations is the technical lead for all data center engineering operations at one or more facilities and is responsible for the direct supervision of facility and data center engineers. This role reports directly to the Manager Data Center Operations and oversees the review, approval, and implementation of SOPs, MOPs, and EOPs for the site, as well as the proper training on these procedures.

Responsibilities include oversight of general facility operations, working in conjunction with site remote hands, security, and janitorial teams. The role requires experience in data center mechanical, electrical, and plumbing systems, including knowledge of large-scale data centers, state-of-the-art electrical distribution systems, static and rotary UPS, emergency standby generation, fire alarm/suppression, and monitoring systems.

The Manager Engineering Operations is accountable for coordinating and completing all significant planned and emergency maintenance events, ensuring these activities are executed in a controlled and proven method to maintain the reliability of critical loads. This role is ultimately responsible for identifying, evaluating, and executing operational strategies with local site engineers to achieve the highest level of availability.

Responsibilities

  • Demonstrate a complete understanding of facility layout, MEP systems, and site-specific system one-lines.
  • Understand equipment nomenclature standards, locations, facility drawings, and equipment specifications for standard and non-standard assets.
  • Master equipment sequence of operations (SOO’s), standard operating procedures (SOP’s), and emergency operating procedures (EOP’s).
  • Ensure compliance with customer SLAs and engineering-specific lease obligations critical to data center operations.
  • Manage BMS alarm functionality, alarm escalation/acknowledgement, and data/trend extraction.
  • Oversee DLR event management, event escalation, and incident reporting procedures.
  • Execute root cause analysis following an event and create customer-facing executive summaries.
  • Utilize the Computerized Maintenance Management System (CMMS) to create, edit, implement, and close change management work orders.
  • Create, edit, resolve, and close incident reports following site incidents.
  • Adhere to Maintenance and Operations Standards, scheduling vendors and internal labor to support work efforts.
  • Execute Digital Realty’s Environmental and Occupational Health and Safety standards.
  • Operate, maintain, and repair all mission-critical equipment and systems supporting a 24x7 data center operation to achieve 100% uptime and compliance with all customer SLAs.
  • Supervise all MEP construction activity and installations, ensuring adherence to operational standards during system design, installation, and testing.
  • Witness testing of all equipment during commissioning and validate sequence of operations and operational documentation.
  • Develop and supervise the local engineering team to ensure adherence to standard operating procedures and maintenance standards.
  • Execute site-specific change management processes, including the creation and review of Method of Procedures (MOPs) for all risk-level maintenance and repairs.
  • Conduct walk-throughs for high-risk critical transfers and act as a resource for staff questions regarding facility-related issues.
  • Troubleshoot site mechanical and electrical systems effectively.
  • Manage technical and operational incidents, including emergency response procedures, resource coordination, customer communication, root-cause analysis, and post-event remediation.
  • Review rounds/inspections for normal operation, trends, and anomalies.
  • Identify trends, analyze risks, and articulate implications for data center operations.
  • Track operational metrics and provide Senior Management oversight for both snapshot data and long-term trend analysis.
  • Develop, evaluate, and recommend improvements to complex equipment and system SOO’s, SOP’s, MOP’s, and EOP’s.
  • Understand and support local customers' business and data center operations.
  • Identify process-based improvements that generate operational and financial efficiencies, including developing and presenting business cases.
  • Support the Real Estate Manager with expense management, budgeting, forecasting, and reporting by providing capital expense requirements and justifications.
  • Assist in supervising general facility services, including janitorial, landscaping, and snow removal, to ensure compliance with contractual requirements.
  • Support accreditation initiatives such as SSAE16, SOC2, ISO 27001, etc.
  • Maintain compliance with local health & safety (OSHA) standards and national electrical and building codes.
  • Maintain and track site spare parts inventory, including maintenance parts and materials required for site-specific maintenance.

Requirements

  • 5+ years of related facility management experience in Data Center operations (or a related electrical or mechanical engineering field) managing or leading data center operations teams in a large-scale mission-critical environment.
  • Bachelor’s degree in electrical or mechanical engineering is preferred.
  • Proven experience in the construction, commissioning, acceptance, and operation of mission-critical systems, including state-of-the-art electrical distribution systems, static and rotary UPS, HVAC systems, chillers, emergency standby generation, fire alarm/suppression, and monitoring systems.
  • Strong understanding of infrastructure redundancy configurations and equipment risks (N+1, 2N, ATS/STS, Failover Scenarios).
  • Proficiency in reading and understanding MEP drawings.
  • Knowledge of structured cabling systems, networking and connectivity standards, and hardware installation requirements (preferred).
  • Proficiency in colocation operations, including installation and deployment of cage, rack, and cable infrastructure, power circuit installation, and power monitoring (preferred).
  • Ability to evaluate third-party vendor work for quality control, communicate and schedule vendors, and review and improve vendor scope and procedures to meet Digital Realty’s standards.
  • Strong knowledge of PLC theory and functionality.
  • Strong knowledge of energy efficiency principles and the ability to recommend energy efficiency improvements.
  • Strong interpersonal, presentation, and communication skills, with the ability to respond effectively to sensitive issues and complex inquiries.
  • Detail-oriented with strong organizational skills.
  • Advanced proficiency in Microsoft Word, Excel, Outlook, and familiarity with Microsoft Project, Adobe Acrobat, Visio, or AutoCAD.
  • Basic understanding of emergency situations and escalation processes.
  • Strong understanding of Computerized Maintenance Management Systems (CMMS), Data Center Infrastructure Management (DCIM), and power metering systems.
  • Strong quantitative and qualitative reasoning skills, with demonstrated ability to determine event root causes, performance shortfalls, and required corrective actions.
  • Experience assisting with budget management and expense analysis.
  • Ability to conduct meetings, presentations, and trainings clearly and concisely.
  • Demonstrated management ability in supervision, coaching, prioritization, conflict resolution, and organization.
  • Demonstrated strong leadership qualities.

Pay

Compensation range: $56.00-$62.00 per hour.
