Manager, Daily Valuation & NAV Accounting
Reporting to the Regional Lead, US Valuation Advisory, this role leads and grows the daily valuation services practice, overseeing client engagements with institutional real estate clients, appraisers, valuation teams, and internal stakeholders to support daily NAV calculations and share-price reporting.
About the role
This is a specialized leadership opportunity at the intersection of commercial real estate valuation, accounting, financial analysis, and analytics. You will take ownership of an evolving practice, build structure where needed, and become a recognized subject matter expert within the Daily Valuation & NAV Accounting practice and broader Valuation Advisory team. This hybrid role is open to candidates anywhere in the United States, preferably Chicago.
Responsibilities
- Lead daily valuation and NAV calculations, overseeing the review of financial information, property values, debt positions, equity calculations, and working capital adjustments to support daily NAV reporting. Project net investment income and changes in property values, ensuring assumptions and calculations are accurate and well-supported.
- Own client engagements and deliverables, managing timelines, priorities, budgets, and client expectations to ensure accurate, on-time delivery in accordance with client requirements. Proactively identify risks and resolve issues.
- Coordinate valuation updates and material event analysis, working with appraisers, clients, internal valuation teams, and other stakeholders to collect and incorporate updated property valuations throughout the quarter. Oversee analysis of material events (e.g., new leases, bankruptcies, market developments) and determine their impact on valuation and NAV calculations.
- Analyze results and investigate variances, reviewing projected outcomes against actual share-price and valuation results. Work with internal teams and clients to understand underlying drivers and determine appropriate follow-up actions.
- Provide technical review, quality oversight, and direct team leadership. Review team members’ work before client delivery, initially managing one analyst with potential for team growth. Assess assumptions, calculations, projections, and variance analysis to ensure high standards of accuracy and technical excellence.
- Lead client and stakeholder relationships, interpreting client requests, understanding business needs, and communicating complex financial and valuation information clearly. Coordinate requests across clients, appraisers, internal teams, and other stakeholders.
- Drive process improvement and modernization, evaluating existing workflows, templates, and documentation to identify opportunities for standardization, automation, and efficiency. Establish scalable processes and best practices for the growing Daily Valuation Services practice.
- Explore emerging technologies, including AI, to reduce manual work, improve data and reporting processes, and enhance scalability and quality of daily valuation engagements.
- Build capability across the practice by sharing expertise, coaching and mentoring colleagues, and establishing knowledge-sharing practices, tools, and processes.
- Shape the future of the practice by contributing to strategic development, identifying opportunities to improve the service offering, strengthen client delivery, and support business growth. Over time, become a trusted subject matter expert within the practice and wider Valuation Advisory team.
Requirements
- A university or college degree in accounting or a related field from an accredited institution. A CPA is preferred; a certified general state license and/or MAI designation is an asset but not required.
- Strong accounting background with direct experience supporting NAV calculations or NAV reporting. Understanding of how property performance, debt, valuations, and other financial inputs affect NAV and investment reporting.
- Comfort interpreting complex financial information, assessing assumptions, identifying trends and variances, and using sound judgment to develop projections and recommendations. Strong Excel skills, including financial modeling, budgeting, forecasting, and variance analysis.
- Ability to review and challenge financial analyses, projections, and valuation-related work to ensure high technical quality in client deliverables.
- Experience with accounting or financial systems (e.g., Yardi, MRI, JD Edwards) and interpreting system-generated reports and financial data.
- Proven ability to manage multiple client engagements, deadlines, and priorities simultaneously. Experience creating plans, evaluating results, identifying at-risk deliverables, managing budgets, and communicating proactively when priorities or timelines change.
- Strong client and communication skills to build effective working relationships with institutional clients, appraisers, colleagues, and stakeholders with varying backgrounds and technical expertise.
- Self-starter mindset with initiative to work independently, create structure, and determine the best way forward in an evolving environment. Energized by solving problems, establishing best practices, improving workflows, and helping others develop.
- Experience supervising, coaching, or mentoring team members is strongly preferred, though formal people-management experience is not required.
