About the role
This role provides strategic oversight of Denver homeowner associations and metropolitan districts through third-party management partnerships. The responsibilities include providing guidance on amenity development, project management, and community operations.
Responsibilities
- Provide strategic oversight for amenity development, project management, and community operations.
- Develop and maintain HOA governing documents through developer counsel and coordinate ownership transfers of HOA tracts and amenity facilities.
- Review land plans, design guidelines, and operational requirements; provide recommendations to Housing and Land teams.
- Create and maintain Ownership and Maintenance Responsibility Maps for new and existing communities.
- Develop community build-out budgets, fee structures, life-of-project subsidy projections, and annual operating budgets.
- Partner with Marketing and Land teams to establish the vision, positioning, and resident experience strategy for each community.
- Collaborate with Community Marketing and third-party management partners to develop and launch community lifestyle programs.
- Serve as Board President and developer representative for HOA and Metro District entities through community build-out and turnover.
- Attend HOA and Metro District meetings, coordinate board meeting preparation, and communicate key issues to internal stakeholders.
- Oversee and evaluate third-party management companies to ensure operational effectiveness and service quality.
- Manage HOA, Metro District, and project subsidy budgets while monitoring long-term financial sustainability.
- Analyze financial indicators, assess the business impact of decisions, and provide recommendations to support organizational objectives.
- Proactively identify and remove operational obstacles that affect community and organizational performance.
- Ensure adequate insurance coverage for HOA entities and provide budget oversight for insurance-related costs.
- Foster strong relationships with residents, board members, consultants, and community partners to support successful community operations.
Requirements
- Minimum 7 years experience in community development, special district and/or HOA management, minimum 5 years experience in management leadership roles.
- Knowledge of special districts, Title 32 and CCIOA requirements and government bidding is preferred.
- Bachelor’s degree in business or a related field preferred.
- Prior leadership experience and operational responsibility during community start up as well as early life cycle community development.
- Effective communication skills with experience reporting operational results to executive teams.

- Annual Base Salary Range: $105,000-$115,000
- Annual Bonus Target (Discretionary): 25%

Pay
- Annual Base Salary Range: $105,000-$115,000
