Make Ready Technician

Responsibilities

  • Complete all make-ready tasks within established timeframes to minimize vacancy loss.
  • Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.
  • Ensure all appliances are operational and in good condition.
  • Change locks and install lockboxes and alarms in newly vacant homes.
  • Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders.
  • Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed.
  • Communicate and coordinate with other maintenance staff to ensure efficient workflow.
  • Maintain accurate records of maintenance tasks and supplies used.
  • Notify management of any needed supplies or equipment for make-ready tasks.
  • Adhere to all safety regulations and company policies during repairs and cleaning.
  • Ensure that all tools and equipment are used safely and maintained in good working condition.
  • Clean and sanitize vacant units, including kitchens, bathrooms, and common areas, when required.
  • Communicate effectively with the property management team regarding the status of make-ready units.
  • Ensure all vacant homes meet ZRS standards prior to move-in.
  • Walk vacant homes prior to move-in and write and complete punch lists.
  • Complete and track preventive maintenance during the turnover process.
  • Complete work orders assigned by the Supervisor.
  • Provide excellent customer service to residents and potential tenants.
  • Comply with Fair Housing requirements and laws.

Requirements

  • Good communication skills and a team-oriented attitude.
  • Strong attention to detail and ability to work independently.
  • Ability to manage time effectively and adapt to change in a composed manner.
  • Ability to handle multiple projects and tasks and cope with stress in a composed manner.
  • Ability to respect and maintain confidentiality.
  • Previous experience in property management or maintenance roles is a plus.

Working Conditions and Physical Demands

The Make Ready Technician must be able to work in various weather conditions and environments, both indoor and outdoor settings on a daily basis.

  • Able to tolerate dust, chemicals, and other substances associated with maintenance work.
  • Regularly required to stand for several hours at a time and lift heavy objects occasionally throughout the day.
  • Able to climb stairs, walk, push and pull with both arms, reach, squat, bend, and twist repeatedly at the waist.
  • Use tools with both hands to perform a substantial amount of regular job responsibilities.
  • Able to lift a moderate amount of weight (i.e., forty-five to fifty pounds).
  • May be required to work weekends as needed.
