Responsibilities
- Complete all make-ready tasks within established timeframes to minimize vacancy loss.
- Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.
- Ensure all appliances are operational and in good condition.
- Change locks and install lockboxes and alarms in newly vacant homes.
- Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders.
- Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed.
- Communicate and coordinate with other maintenance staff to ensure efficient workflow.
- Maintain accurate records of maintenance tasks and supplies used.
- Notify management of any needed supplies or equipment for make-ready tasks.
- Adhere to all safety regulations and company policies during repairs and cleaning.
- Ensure that all tools and equipment are used safely and maintained in good working condition.
- Clean and sanitize vacant units, including kitchens, bathrooms, and common areas, when required.
- Communicate effectively with the property management team regarding the status of make-ready units.
- Ensure all vacant homes meet ZRS standards prior to move-in.
- Walk vacant homes prior to move-in and write and complete punch lists.
- Complete and track preventive maintenance during the turnover process.
- Complete work orders assigned by the Supervisor.
- Provide excellent customer service to residents and potential tenants.
- Comply with Fair Housing requirements and laws.
Requirements
- Good communication skills and a team-oriented attitude.
- Strong attention to detail and ability to work independently.
- Ability to manage time effectively and adapt to change in a composed manner.
- Ability to handle multiple projects and tasks and cope with stress in a composed manner.
- Ability to respect and maintain confidentiality.
- Previous experience in property management or maintenance roles is a plus.
Working Conditions and Physical Demands
The Make Ready Technician must be able to work in various weather conditions and environments, both indoor and outdoor settings on a daily basis.
- Able to tolerate dust, chemicals, and other substances associated with maintenance work.
- Regularly required to stand for several hours at a time and lift heavy objects occasionally throughout the day.
- Able to climb stairs, walk, push and pull with both arms, reach, squat, bend, and twist repeatedly at the waist.
- Use tools with both hands to perform a substantial amount of regular job responsibilities.
- Able to lift a moderate amount of weight (i.e., forty-five to fifty pounds).
- May be required to work weekends as needed.
