About the Role
Avenue5 Residential is seeking a Make Ready Technician to address a variety of apartment and property duties as directed by the maintenance supervisor and/or property manager. This role focuses on maintaining the highest standards of cleanliness, curb appeal, and resident satisfaction. The primary responsibility is ensuring vacated apartments are restored to "market ready" status promptly.
Responsibilities
- Promote customer satisfaction by maintaining cleanliness and curb appeal while interacting courteously and professionally with residents and potential residents.
- Remove trash and debris from office areas and the apartment community perimeter daily.
- Inspect vacated apartments and complete make-ready checklists.
- Perform assigned tasks in a friendly, cooperative, and timely manner.
- Clean available apartments, model homes, and common areas as directed.
- Assist with painting duties, including transferring paint from storage to apartment units.
- Lend assistance during trash-out of apartments (e.g., moving heavy/bulky items to dumpster).
- Replace locks and make new keys when requested.
- Address property maintenance concerns related to inclement weather (e.g., snow removal, windstorm, flooding).
- Report any maintenance or life safety issues identified during regular duties.
- Assist the management team with various tasks as required.
- Learn and comply with all company, local, state, and federal rules and regulations.
- Safely operate maintenance tools, equipment, and machinery, including golf carts.
- Perform tasks without relying on outside contractor assistance.
- Communicate professionally with residents, co-workers, and senior management.
- Foster a team approach to serving residents and maintaining a successful community.
- Comply with all company national standards, safety rules, and applicable laws.
- Perform other duties as assigned.
Requirements
- High school diploma or equivalent is preferred.
- Ability to read, write, and understand English.
- Ability to use a computer.
- Excellent customer service and interpersonal skills.
- Strong organizational and time-management skills.
- Ability to multi-task and prioritize deadlines.
- Ability to handle conflict with residents and defuse difficult situations.
- Must maintain confidentiality and use discretion.
- Professional appearance and compliance with prescribed uniform policy.
- Valid driver’s license, clean driving record, and current auto insurance.
- Ability to shovel snow, apply ice melt, and operate a commercial snow blower.
